Some homes have a bit of genuine calm about them. You open the gate and you just kind of breathe out a little, especially with this two bedroom villa in Springs 11. I actually found myself walking slower as I stepped onto the garden path. There were birds darting around a bougainvillea bush and in the late afternoon everything was golden. Even from the outside, this villa just feels like a proper home.

Honestly, as villas go, this one is looked after really well. I noticed the door handles and the kitchen tiles all clean and well kept. It is the Type 4E layout, which people in The Springs seem to love since it makes the most out of the space but never feels cramped. It even has a bonus study, which is just one of those spaces you can do anything with. Some people turn it into a bright little library or even a guest spot. It is one of those things you start to picture as soon as you see it.

Walking through the living area, you will notice big windows let in lots of light pretty much all day. You might imagine yourself just sitting by the window with coffee, and actually, this isn't just for show. The space gets that real Dubai sun and you get a lovely green view of your own private garden. The outdoor space out here is bigger than you might expect. It wraps around a corner plot, so besides your own trees and hedges, there is this nice sense of privacy. Maybe not a massive garden, but definitely enough room for a couple of loungers and a place for the kids to kick a ball while you keep an eye on them. I could see a barbecue happening here on a cooler evening in the winter or just you and a friend with a cold drink while the sun goes down.

The kitchen is a place you would actually cook in. It feels lived-in, but not worn at all. There is space for a proper fridge and all the usual kitchen bits, plus easy access to the garden if you ever want to bring snacks straight outside. The dining area flows right off the kitchen, so everyone ends up together whether you are having dinner or just grabbing some toast on a busy weekday. I ended up thinking you could get away with not using every light switch because of all the sun that pours in.

Upstairs you find two bedrooms that are both a good size. The main one faces the garden, so mornings are soft and quiet. Those thick curtains actually keep the light out if you want a lie in, but most mornings you will wake early when it gets bright. The ensuite bathroom here is neat and private. You will also spot a whole set of wardrobes along the wall, which someone thought out pretty carefully so you do not run out of space for clothes. The second bedroom gets its own bathroom right across the hall. Great for a small family, or honestly, if you need an extra place to work from home without distractions. Plus, the study downstairs means you do not have to give up bedroom space for work or hobbies. A little flexibility rarely goes amiss.

Springs 11 itself has a bit of a village feel you do not always get in Dubai. It is safe and quiet, and you often see kids on bikes or parents out for a stroll just after sunset. There are three parks dotted around and two pools to choose from, so on weekends there is always somewhere to go, whether you want to swim, picnic, or just let the kids run off energy. For practical things, the Springs Souk is close enough that I have walked there for groceries after a viewing. There are cafes, a pharmacy, and even a few fast food spots for nights when you do not fancy cooking. Dubai British School and Dubai International Academy are not far either, which can make school runs a whole lot easier.

Getting around is actually pretty easy as you are nestled between Al Khail Road and Sheikh Zayed Road. It means Downtown Dubai, Dubai Marina, and even the airport are never too far, no matter which way you need to go.

I think this villa just feels right for someone looking for a bit of peace and privacy but still wanting all the comforts and easy lifestyle of Emirates Living.
