Some places just make you want to pause at the door for a second and settle in before you even step inside. That is exactly what happened when I walked into this four bedroom villa in Sobha Hartland, right in the heart of Mohammed Bin Rashid City. You get this calming sense straight away, maybe it is the way the light spills across the floor from those huge windows or it might even be the quiet from all the trees outside. Apart from living in Dubai's centre, you really do feel surrounded by nature here because there are beautiful landscaped forests that wrap around the neighbourhood. It is honestly a rare feeling this close to everywhere you need to be.
The villa itself just feels welcoming from the outside. Set on a six thousand square foot plot so you really get that bit of extra space between you and next door. I noticed the garden has been thoughtfully done up and does not feel fussy so it is the kind of place you want to kick back after work or have a few friends over for a BBQ without worrying about making a mess. Plus there is a private pool that catches the afternoon sun in the best way. I can just imagine lazy weekends here—sometimes you can even hear kids from nearby riding their bikes along the boardwalk or you just hear birds if you are out on the terrace early in the morning.
You have a garage for two cars which makes the comings and goings relaxed. Inside, it all just flows. You walk in and you get this open living area with full glass from floor up to the soaring ceiling. Everything feels bright and wide open but never cold. There is a proper dining space for family meals not just eating on the go and the kitchen is exactly where you would actually cook, not just reheat. If you have family visiting there is a guest bedroom tucked away downstairs and it comes with its own bathroom and a green view so no one feels like they got the short straw. Plus there are separate rooms for the maid and for a driver which just makes the daily stuff simple and keeps things private.
The upstairs is even better. You get three more bedrooms so everyone has their own spot. The master, well, sometimes you walk in and think you might never want to leave again. It has its own terrace that faces the garden and that pool I mentioned. There is enough space for a reading chair and a working space if you still occasionally bring your laptop upstairs. The walk in closet is surprisingly generous and the bathroom has the sort of finish you actually notice because everything just feels solid and made to last. Up here, there is also a family area which is always perfect for a movie night or just flopping out with a book.
Another thing I love is that you really are in a community here. Sobha Hartland is one of those rare places where you see kids heading off to international schools in the morning because both Hartland International School and North London Collegiate are just a stroll away. On cooler mornings you will sometimes see people walking their dogs along the one point eight kilometre boardwalk by the water, and honestly, sometimes you almost forget you are in a city at all. The whole neighbourhood is built around eco friendly ideas but you still get everything at your fingertips. There are shops, supermarkets, coffee spots for that morning pastry, plus fitness centres, saunas, spa facilities, and a clubhouse for a catch up with neighbours.
You are only three kilometres from Downtown, Dubai Mall, the Burj Khalifa—pretty much everywhere you might want to head for dinner or shopping, and Dubai International Airport is an easy drive too, so you can sneak out for a weekend away with almost no hassle.
If you are after a home in Dubai that feels refreshing but is still right in the middle of everything then this is a place worth some time. If you want to walk through or have any questions, just reach out. The only way to know if it is right for you is to visit in person.
