Some places really do just make you stop for a minute. I remember the first time I walked along the west side of Cap D Antibes and glanced towards this spot. Right away you get a sense of what makes it different. It is not only the size of the land even though almost nobody finds this much space so close to Plage Keller and Hotel Du Cap Eden Roc any more. It is that quiet feeling that you are tucked away but still have the best of the French Riviera within reach.
You walk about five or ten minutes and you can hear the waves at the beach. Some mornings you notice families wandering toward the sand with their towels tossed over their shoulder and kids wearing goggles already. The hotel is around the corner too so the afternoon coffee or an easy dinner with friends is almost too handy. This area is known for its charm and sometimes it does feel like time slows down a bit here.
The land itself is big. I mean really big for Cap D Antibes almost thirty three thousand square feet so you end up with proper privacy. There is space for gardens where you could actually grow oranges or just let the pines do their thing. The villa project here is about as interesting as you will ever see for this side of the Riviera. Eight bedrooms in total which already is a rarity. The design is clever and not too fussy and you start to picture how life could flow through the house.
Downstairs they have it planned for four car parking tucked underground which is honestly a lifesaver in the busy season. Two real staff bedrooms too. Not tiny ones either. There is a genuine wine cellar down there which makes sense given how much people appreciate good food and good wine in this part of France. If you like staying active or have friends who do the gym room is a proper space. People use their gyms here not just as a showpiece. There is even a laundry and a bathroom on that level which makes day to day living easy.
The main floor is where you kind of want to linger. The living and dining areas open right up so you imagine a long lunch carrying on into late afternoon while the sun filters in. The kitchen is generous so it suits family gatherings or if you cook yourself it just works without getting crowded. There is another bedroom with an ensuite. Sometimes you travel with an older guest or maybe you want an office you can nap in. You get a library here too. It is the sort of quiet corner that makes rainy afternoons seem like something to look forward to.
Head upstairs and you will find five bedrooms each with its own bathroom. Everyone gets some space and nobody is trying to fight over the shower before heading into town. There is something nice about giving your guests a proper room that lets them rest after a day on the water.
Then you take the lift or maybe the stairs if you have the energy and you come up on the rooftop terrace. This level is kind of a surprise every single time. You get a rooftop pool which in late summer evenings feels almost unreal with those golden hour views and not a sound except the sea breeze. There is a bar up here and even space for a real lounge area. I know people who have ended up living on these terraces almost half the year. You just never want to leave.
The thing is you actually have a chance to shape this place with your own ideas which is not common for this part of Cap D Antibes. It is the last of its size to be approved and that just does not come around.
You can live here full time or maybe use it as a getaway or even see it as an investment. People are drawn to Cap D Antibes for a reason.
