There is a feeling you get in some homes when you just pause without even thinking about it. I got that as soon as I walked into this oceanfront villa at 8955 Collins Ave in Miami. Maybe it is the way the sunlight moves across the oak floors in the afternoon or how you can actually hear the ocean if you leave a window open. I even found myself leaning by the glass and watching the water for a bit and I have to say it is easy to lose a few minutes just looking out over the city and surf from up here.
This is in Surfside which is one of those neighborhoods that feels both hidden away and close to everything at the same time. The Arte building itself is kind of its own world. They really paid attention to design here. You will notice it from the entrance with all the subtle stone and wood details. It makes it feel calm in a way not all luxury villas in Miami manage. When they say oceanfront they actually mean it. There is nothing between you and the sand except the sea grass.
Inside the villa you get four full bedrooms which feels just right for a mix of family staying over or friends visiting from out of town. The master suite is tucked into one corner and honestly it just feels like a quiet spot of its own. When I stepped into the bathroom the soaking tub kind of invited a long slow evening. You know how some places have fancy fixtures that do not even feel useful Well here everything looks good but also works the way you want. Even the oak floors feel solid under your feet.
Now the kitchen here really stood out to me. Sometimes these high end places give you a kitchen that looks good but you would never actually use it for much more than heating up coffee. That is not the case in this villa. The Poliform cabinetry has a soft-close that never gets old and the Gaggenau gas stove just begs for a home cooked meal. I could see real dinners happening here with everyone hanging out nearby and someone always picking at the cheese plate. With those flow-through layouts you always have this easy sense of space. Every room just kind of opens up into the next and out onto the terrace so you are either looking at the city or the ocean or sometimes both.
Big floor to ceiling windows mean you are never short on views or light. Even on a cloudy day it does not feel dim. A lot of places get that wrong. The travertine walls are another nice detail I almost missed at first but once you notice them you keep noticing.
And then you walk outside and everything you want for a Florida lifestyle is just there. There is a real gym not the kind with just two machines. You have indoor and outdoor pools so you can swim no matter the weather. The tennis courts are always in good shape and there is a kids play room that actually gets used because this is a building where people really live not just visit sometimes. Direct access to the beach is one of those features you do not appreciate until you are grabbing your coffee in the morning and just wandering out in your flip flops. Plus there is always something going on nearby in Miami Surfside has a few good coffee shops within walking distance and every so often you catch locals out for sunset walks.
You really just have to see this place for yourself to know if it feels right. Some properties tell you to relax as soon as you arrive and this villa does that without trying too hard.
