Palm Jumeirah Villa Types

If you are looking to buy a villa on Palm Jumeirah, it is important to have a full understanding of your options to help determine which one will be the most suitable for you own personal living requirements. There are several different types to choose from, each with its own distinct architectural style, layout and internal features. LuxuryProperty.com has put together a handy guide to the various Palm Jumeirah villa types, from the villas constructed by developer Nakheel along the fronds of the Palm to hotel villas found along the Crescent.
Palm Jumeirah Beachfront Villas

Fronds

 

There are two main types of villas available on the Palm Jumeirah fronds: Signature Villas and Garden Homes. Both types have their own swimming pools, direct access to the beach and a parking garage for two cars plus additional space on the driveway for more vehicles. Privacy and security are of high importance for the residents of Palm Villas, so each frond is gated with a security guard present at all times.

For the Garden Homes, Arabic and Mediterranean are the most common styles available, with the others being limited to a select few units. The styles for both types of villas correspond to different layouts and numbers of bedrooms, as shown below.

Garden Homes are available in the same style for both four and five-bedroom units. The addition of a '2' after the style name suggests that it is a five-bedroom villa. Of these, Atrium Entry 2 and Grand Foyer 2 are the only villa types that are available in both G+1 and G+2 options.

Bespoke Villas

Apart from the standard villa types, there are custom-built villas on several of the fronds (typically Fronds G, H, I, J and N) and on all of the frond tips. These were purchased as plots from the developer and the landowners constructed villas with bespoke architectural and interior designs. Due to their unique styles there are no general floor plans available for these villas. The internal built up areas typically range from 5,000 to 20,000 sq ft, but can go all the way up to 50,000 sq ft for a mega-mansion that occupies a whole tip. The maximum total height is three levels, so you can either build a G+1 villa with a basement or a G+2 with no basement.
The Crescent Palm Jumeirah
The Crescent that crowns Palm Jumeirah is home to some of the finest hotels in Dubai and indeed the world. Some of the hotels also have a residential component, which includes a limited number of luxury villas that can be purchased for use as private residences, holiday homes or part of a hotel rental management program.

Kempinski Hotel and Residences has ten exquisite fully furnished villas. The Royal and Imperial villas are beautifully designed with stunning rooftop terraces, private swimming pools and jacuzzis.

 

Jumeirah Zabeel Saray has thirty eight ultra-luxury Royal Residences villas inspired by the rich Ottoman style. These splendid villas are available in four different types: Beach Royal Residences (4,962 sq ft), Lagoon Royal Residences (12,131 sq ft), Seafront Royal Residences (5,705 sq ft) and Imperial Royal Residences.

 

Balqis Residences has thirty four villas inspired by the traditional architecture of Yemen. The four and five bedroom options are available with internal areas from 11,000 to 14,500 sq ft with private swimming pools and landscaped gardens.

 

XXII Carat Villas is a private development on the West Crescent. This exclusive community consists of only twenty two ultra luxurious 7 bedroom villas available in Sapphire, Ruby and Emerald styles with a classic or contemporary interior finish. The villa sizes range from 9,289 to 12,163 sq ft with plot sizes from 15,586 to 25,995 sq ft. Though not a hotel development per se, XXII Carat does offer a full range of hotel-style services including a dedicated concierge. It is also in close proximity to the hotels along the Crescent, especially One & Only The Palm.
