Funny how some properties you expect to be flashy or overdone and then you step in and it just feels genuine. This studio villa at XXII Carat, right out on the crescent of Palm Jumeirah, has a different pace entirely. I wandered in slower than usual because the gardens just stopped me. You hear a bit of the sea and the city is right out there but it feels almost hidden away. Palm Jumeirah is always talked about as Dubai's iconic spot and for good reason but I think what stands out here is that mix of luxury and lowkey comfort. It surprised me actually because everyone talks about the XXII Carat villas being showy. They are beautiful no doubt about it but you might be surprised at how easy it is to settle in.
You get this warm Tuscan vibe with the rust colored exteriors. It's heavy on the arches and Mediterranean touches but never too much. Inside I kept thinking it would all feel a bit cold because of the stone finishes but it doesn't. The builders put in a lot of heart. The cabinetry in the kitchen is custom and you really notice the care there. Kitchens like this you can really cook in. I stood in there for a while and you could totally see yourself making proper weekend breakfasts or even just brewing a good coffee and bringing it out to the little terrace. Sometimes residents around here gather outside for chats in the afternoon and the kids are always weaving around on bikes. It feels lived in already. Even the gardens wrapping around the studio are a bit wild in a nice way.
You can choose classic or contemporary interiors if you want to make it truly yours. I noticed each finish leans into a different mood. Some of them feel straight out of southern Italy and others have that modern Dubai edge. The furniture is European and not just for show either. I tried a couple of the chairs and they are as comfy as they look. Lighting actually matters in this space and they have brought it in from France so it's soft in the evenings. You can just leave your phone down and let yourself slow down. I like that about it.
One thing about living here on Palm Jumeirah is you get to watch the sea at all hours. Even from a studio like this one you do not give up any view. I just stood at the window for a while and lost count of the boats. Sometimes you can hear the birds too which is rare for such a prime Dubai spot. You are tucked enough away from the busy hotels so you do not hear much except the sea breeze.
There are perks that sneak up on you. Concierge is pretty much always there and most things get sorted even before you think to ask. The pool feels almost private especially with the gardens wrapping around it so you can take a quick swim in peace. Plus coffee shops and little grocers are close so you never have far to go for a snack or basic bits. Gourmet dining is sprinkled along the crescent too in case you want a proper night out. You start bumping into the same friendly faces and honestly it starts to feel more like a very relaxed club than just a villa residence.
It is a special mix really. High end finish but it does not shout about it. Just great light, loads of green, proper privacy, and that sea right there. Sometimes you can forget the world out here on Palm Jumeirah.
