Some places have this quiet sort of gravity when you walk in. I remember standing in the entryway at 133 South Mapleton Drive in Holmby Hills just pausing for a bit. Maybe it was the way the sunlight hit the carved wooden doors from that old Spanish monastery. Maybe it was the sheer space. I felt myself slowing down without even thinking about it. You can almost hear your footsteps echoing up to those thirty foot ceilings.
This is not the kind of villa you see every day in Los Angeles. Not even close. Over thirty thousand square feet, it took seven years just to get everything right. I heard the inspiration came from the Reina Sofia museum in Madrid, and if you love art or just great spaces, you feel it in nearly every room. It is honestly a home you wander through more than just walk. Sometimes you will look up at a ceiling and remember it is a piece of Florence centuries old or run your hand along a column and think about where it was standing four hundred years ago. There is so much history tied up in this place but it never feels like a museum. It is actually warm, even comfortable. You find surprises and clever touches all over the place.
There are nine bedrooms altogether. Seven main ones in the house and a couple in a three story guest house tucked off to the side. You would hardly guess it is separate until you notice how quiet it gets. Staff have their own corner too so it feels easy when you have people over or need everything running smoothly. The master is a space where you might actually want to stay in bed on a Sunday. Loads of light comes in and it is private. Hard to explain but you will see. The wood in the upstairs corridor is from old Bordeaux. Sometimes you can almost smell it if the weather gets warm enough.
What really struck me is how this place is built for gatherings. I could imagine late Friday nights with friends in the cinema downstairs. Yes, it is totally underground. But there are these big windows where you see that almost blue swimming pool right up next to you. It does something nice for the space. The rooftop terrace blew me away too. It is lined with these hand painted tiles from the eighteenth century. You get a panorama of the city that you will probably drag everyone up to at least once a week. Even the library here feels special. It is art deco and cozy with a sort of hush to it that makes you want to actually sit down and crack open a book. Sometimes I think if you came here as a kid the place would be a maze you would never get bored in.
If you like a glass of wine every now and then or you actually have a collection, the wine room is probably going to get a lot of your time. The limestone they used throughout the house keeps things cool and feels nice under your feet. The city is so close but the moment you turn in off Mapleton Drive, it feels like you are somewhere totally separate. Birds in the garden in the morning. Palm trees swaying but not too far from all the best stuff in LA. You get the buzz when you want it and peace when you do not.
This kind of nine bedroom villa in Holmby Hills, honestly, there is nothing else quite like it in the Los Angeles property market. You can feel the story and the craft in every room. Even with all that square footage, it never feels cold.
You really need to see it in person to know if it fits. If you want to walk through or just have a conversation, reach out anytime. At LuxuryProperty.com, we just want you to feel right about your next move and take your time. No pressure. You will know the moment you walk in.
