XXII Carat, Palm Jumeirah
Some homes just make you slow down a bit before you even get inside. That is definitely how it felt the first time I saw this eight bedroom Royal Penthouse at XXII Carat on Palm Jumeirah. You can almost sense the sea air before you even step through the clubhouse. The building itself really stands out for its Tuscan style and honestly, I think it brings this warm, almost sun drenched feeling you just do not get everywhere in Dubai. Walking up toward the penthouse entry, you just know you are in for something different.
Once you are inside, everything feels calm but open. Light comes in from pretty much every direction. There is this triple sized living area that makes you want to just stop and take it all in. I found myself watching the sunset change color over the Dubai skyline through those floor to ceiling windows. On this main level, all the principal rooms open out to these individual balconies. So, no matter where you end up for your morning coffee or late night call, the sea is right there. You'll notice the kitchen actually has space to cook properly, which is sort of rare in homes that aim for pure luxury. The breakfast counter makes it comfortable to hang out with family or friends without feeling squeezed. There is even a second dining area tucked beside the kitchen, so meals can feel relaxed, more like home than hotel.
You get a definite sense of flexibility here too. Even though the developer showed an eight bedroom layout, the whole penthouse is open for you to make your own. Maybe you want a bigger home office or art space. Maybe you'd turn one of the rooms into a wellness studio or library. Honestly, the place just gives you options. Two guest bedrooms are set downstairs and both feel private, each with their own bathrooms. Even the maid gets a proper en suite room, which is rare. There is a smart little home office as well and I can see someone really making that their own. I noticed when I was in there, you do not hear the usual rush of life outside. It is quiet in a way that settles you down.
Head up to the top floor and the bedroom count jumps. Six more bedrooms wind around this cozy lounge area where families usually end up chatting late into the night. The master suite is honestly huge, almost eight hundred square feet. I walked through the space and tried to imagine how you'd ever fill that dressing room. The bathroom gives you something to look forward to each morning, with a soaking tub and window views that turn an everyday shower into something you actually look forward to. Two more of the bedrooms have those big walk in wardrobes, which makes it easy to keep things tidy. Every bedroom here is en suite and you never really feel crowded.
One of my favorite parts is the roof terrace. It is not just a small deck tossed on top, this is an actual place to spend your evenings. There is room for open air dining, sun loungers, even a soft lounge spot where I caught a bit of a sea breeze. Up here, you see the water and skyline as far as you can look. I almost forgot to check my phone for the time. The views really are something you need to see for yourself.
Then there is life within XXII Carat. Residents get their own private beach, and it is much quieter here than the bigger public stretches. You can walk the sand without bumping into crowds. There is a full concierge, so if you run out of coffee or want dinner delivered or just need a ride down the Palm, help is never far. You will also notice security and valet are always around, but kind in a way that blends into the background.
Sometimes you see families walking to the water at the end of the day or kids biking through the gardens. The neighbourhood is peaceful and it actually feels lived in. Even though the penthouse is massive, there is this sense of ease to it. Maybe it is all the natural light or maybe the layout just works.
The only way to know if it feels right is to come see it. If you have questions or just want to walk through and feel the space yourself, reach out any time. At LuxuryProperty.com, we try to make your next move feel as comfortable as possible.
