XXII Carat, Palm Jumeirah
Some homes just help you slow your thoughts the second you step inside. This seven bedroom Mediterranean style villa at XXII Carat on Palm Jumeirah really does that for me every single time. Honestly it is the kind of place where you almost forget you are in Dubai until your eyes catch the skyline far in the distance. Right at the entryway there is real Italian stone underfoot and sunlight spilling in through the huge windows. The polished floors pick up these soft stretching patterns and somehow it makes you want to just pause and take everything in for a moment. I have been here a few times now and each visit I find a new little touch. It is one of those villas designed for actually living not just for showing off.
The Mediterranean feel stands out here on the Palm Jumeirah. There is this calm and balance you get from all the pale stone and the soft curves throughout the villa. It sits in its own private corner of the gated XXII Carat community. Only twenty two villas in the whole part so it never feels full or busy. Sometimes you just stand still and listen to the breeze moving through the gardens which is rare in Dubai. It is one of those places where kids can ride bikes in the late afternoon along the paths and no cars rush by.
With seven bedrooms there is a sense of space and possibility in every direction. Maybe you have a big family or just want lots of options for friends to stay over or maybe you love quiet corners to yourself. The bedrooms are all spacious and have their own character. The color palette is simple and easy. The stone floors from Italy are softer and cooler than you would expect and if you like to walk around barefoot you are going to love the feel. The main living areas look out to either the sea or back towards the Dubai Marina skyline so you never feel boxed in.
I really like the kitchen here because it feels like somewhere you could cook together with family or friends not just heat up something quick. The cabinets have these subtle handles that feel good in your hands and the appliances are all actually French made which you notice if you are the kind of person who likes to cook. Even the lighting has its own story with glass chandeliers hand cut in France. When evening comes the glow is always just right never harsh. It is the kind of home where you can picture both big gatherings or very quiet nights lighting a candle looking at the sea.
If you walk out to the terrace you can watch yachts drift by or look back at the peaceful garden and private pool. There is a lot of outdoor space for morning coffee or kids running around. You can hear birds in the early hours and by night the city lights across the water sparkle just enough to remind you of all the energy out there but honestly it always stays calm here. The plot itself is huge for Palm Jumeirah standards which gives you that extra breathing room most villas just do not have.
Living at XXII Carat is easy. Security is solid and valet is always nearby. If you need anything like dinner bookings or just help with the house there is always someone around. The private beach is more than seven hundred feet long and the sand actually feels cool most mornings. I have walked it myself and sometimes the air smells like salt and stone which is a small thing but makes a difference. Grocery shops and top restaurants are just a short drive but sometimes it is better to just stay in and enjoy the calm.
Palm Jumeirah really is special because you are close to all the best bits of Dubai but this spot lets you step back and slow down at home. Some families live here full time and others use it as a peaceful getaway spot but when you are here you feel people really relax. The staff know the residents by name. There is an easy rhythm.
There is only so much I can explain in words. The only real way to know if it fits is to come and feel it for yourself. If you want to see the sea views or just walk barefoot across the stone floors reach out to me any time. At LuxuryProperty dot com we just want your move to be as comfortable as possible. Sometimes a property is about the feeling and you will know it when you step inside. Would love to show you around.
