Some homes surprise you before you even reach the front door. Walking up to this bayfront villa at 11420 N Bayshore Dr, you get that wide-open water view that honestly just pulls your shoulders down and you start to breathe out. Here in Sans Souci Estates, Miami never feels too far but inside, it almost feels like you have your own world. This is definitely not your usual Florida villa. For one, everything is brand new and you can tell right away. The first thing most people mention is the wall of glass letting in more bay views than you expect. I stood by one of those windows for a bit and you just watch the light changing all over the living room, which sits under ceilings that just seem to go up forever. It is hard not to feel the space here.
You have eight bedrooms there is even a detached cabana that feels like its own little apartment. Whether you have a big family, entertain a lot, or just want room to breathe, it never feels cramped. The master suite is a thing on its own, honestly. I could picture reading by the window every morning in that sitting area. You look outside and there is nothing but water and palm trees. Sometimes you see little boats drifting by and it almost stops time for a moment.
Inside, the kitchen is not just for show. Think Italian design, a center island that just begs for friends or family to gather around, and real Sub Zero and Wolf appliances. Someone is going to cook for real here. Or you just order in and enjoy the space, I get it. There is a natural gas setup so you get that real chef kind of feel. If you love cooking, or even if you just love kitchens that are easy to be in, this one stands out. The finishes are all modern but warm, not cold and shiny like some new homes. You can still put your own touch on the floors and other finishes right now, which is nice if you want to really make it yours.
Step outside and you almost forget how much space there is. The backyard rolls into an actual infinity pool and a jacuzzi, all with those water views that look like something out of a movie. There is a stainless outdoor kitchen that is meant for parties, honestly. Fridge, ice maker, grill, the works. You could be out here with friends, swimming or just watching the sun disappear behind the city. It feels private even though the Miami skyline is right there beyond the water. If you keep a boat or want to start, the new seawall and floating dock are ready. Sometimes I see paddleboards or kayaks tied up here and plenty of folks keep bigger boats too. There is a ton of dockage and you can have your yacht or a whole collection of water toys if that is your thing.
Garage space is not an issue here. Four cars fit inside and there is still easy in and out. I like seeing the police-guarded gate at the entrance to the community because it means you get that extra bit of privacy, and you notice people do actually know each other here. I have seen neighbors wave or stop for a chat on evening walks. Kids still ride bikes sometimes, which is rare and pretty great.
Everything about this place feels ready for someone to live in and make their own. You are close enough to Miami for dinner or a coffee run, but it is so quiet by the bay that sometimes you almost forget you have neighbors. Even when storms come through, that solid concrete build everywhere feels sturdy and calm.
