It is super close, barely a hassle with the morning run. Sometimes you will even see parents and kids biking to school if it is not too hot.
And the location, well, you are central but not in the thick of things. It only takes about fifteen minutes to get to Dubai Marina or JBR or Palm Jumeirah. Some evenings I have seen people head up to Bluewaters Island for dinner with friends and be home well before the kids need to be in bed. If you need a big shopping day Mall of the Emirates is pretty easy to reach too, and even Downtown Dubai is not a stretch. You end up living close to everything but you do not feel squeezed by traffic or noise.
Honestly, you could see this villa as one of those places where life actually gets a bit simpler. The rooms work for real living, not just for show. Sometimes you almost forget your phone on the counter and go take a walk in the garden.
