The building stands tall in Mohammed Bin Rashid City but up here you feel a little removed from all the city noise. When I first visited I found myself just pausing by the living room window. There is something about the way the light pours in up here and the city feels a little further away than usual. You can watch the morning roll in with a coffee or just see the greenery down below. Sometimes you pick out little things like a family heading off to school or someone walking their dog and it just kind of sets a calm mood for the whole place.
The apartment itself really fits that. At about one thousand four hundred sixty two square feet built up area it is genuinely roomy so you never feel boxed in. The living and dining space blend together without any forced barriers so everyone can hang out even if you are not all doing the same thing. The kitchen sits right next to it and actually feels like a place you'd want to cook not just reheat takeout. You will notice clean lines white counters enough room for your gadgets and a view that always reminds you where you are. I sometimes find people end up chatting there just because it feels welcoming.
With three bedrooms there really is flexibility whether you have a family or just want a guest room and a bit of space to work or read. The main bedroom catches more light than you might expect in a city apartment. There is built in closet space to keep things tidy and an ensuite that feels fresh every time you walk in. Honestly if you are someone who likes a bit of a stroll in the evenings it is the kind of place where you can just walk and see what is happening around you. The cafes and groceries are pretty handy too so even on a busy day you do not have to go far to get what you need.
Families really seem to like it here especially with all the world class schools nearby. I have met a few parents who like not having long commutes in the morning. Sobha Hartland sits in a part of Mohammed Bin Rashid City where you are close to Downtown Dubai but you have your own little pocket of calm. Traffic is never too much of a hassle and you can get to Dubai Mall or Meydan really quick. Plus if you ever want to run or bike the area is actually made for that. People do use the paths in the evenings. You start to recognize a few familiar faces after a while.
The apartment is vacant now so you would not be waiting around once you decide to move. At two hundred ten thousand dirham per year for the space and location it feels like a practical choice compared to what is out there. You will find that most places in Dubai at this price point either do not give you this much space or just lack that easy living atmosphere.
