I almost forgot why I was here the first time I walked through. You can just feel the atmosphere slow down a little. The neighbourhood is quiet and green so birds do their morning show and it feels like there is extra room to breathe.
People usually want to know about the villa's flow and honestly it felt a bit like two different places in one. The way they have split the design means you get a clear sense of separation which is actually nice if you are after a bit of privacy or visiting friends or family. On the ground level the living room is pretty much what you imagine when you say open plan. There is this big area that seems to stretch out as far as you look and then it slides right into a dining zone. That space feels real for both casual family dinners and a bigger evening when you have friends round. The kitchen is fitted out for someone who will actually use it, not just warm up takeout. You can imagine someone rolling dough on the central island or sorting out coffee first thing before the sun really comes up.
Off the main areas there's a garden terrace that invites you outside, nothing fancy, just easy and green and it makes sense for lazy breakfasts that run a bit too long. The living space also looks over a patio and a long infinity pool, which just fits the Moroccan evening light so well. Sometimes you can even hear soft music echoing from another house. Summer feels easier when the pool's that close. Downstairs you get two guest bedrooms, each with its own bathroom and a very private terrace outside. I liked how these rooms did not feel like afterthoughts. There is space to relax and not just sleep.
Head upstairs and both bedrooms give you similar quiet. The master has something extra though, especially with the walk in closet and probably one of the bigger bathrooms I've seen in Marrakech at this price point. Even the other upstairs room opens to its own terrace. I stood out there for a bit and just watched the palm trees shuffle with the wind. Everyone really does get a slice of their own outdoors.
Practical features matter too, so you will be happy to know there is a spot for staff plus a laundry and technical area sorted out at the back. That just makes the day to day stuff run smooth, you don't really have to think about it much. The insulation and soundproofing caught my attention, and you will pick up quickly on how the glass keeps the heat and glare outside, which actually makes a huge difference because Marrakech gets those long sunny afternoons. Most of the floors are marble so it feels cool under foot and kind of matches the whole local vibe. Around the pool the stone is unique and tough underfoot but never gets too hot, I checked. There is also a home automation screen, which sounds futuristic but in reality it just helps with lights and keeping the temperature where you want it without fuss.
Living here comes with perks too like Ritz Carlton community services. That means really nice extras, like a concierge who remembers your name and even a private chauffeur if you feel like it. Cooking lessons and spa treatments can be arranged and golf or even polo is part of the local weekend scene. You actually see kids zipping around on bikes in the evenings and it feels like a place where everything is pretty close by. Coffee shops and shopping are never far but sitting on the terrace with Moroccan tea feels just as good.
