Sometimes you just step inside a place and you pause a little. Honestly this villa in the Californie area of Cannes does that to you. It is one of those homes where every room feels like it was made for slow mornings and long evenings. Just a real sense of space and comfort. Out here in the French Riviera, you get the kind of quiet you do not always find right in the city. But you are really close to the heart of Cannes. Sometimes I think that is the best balance you can have.
Walking up the main drive you see right away what makes this place different. The grounds go way back in every direction. Manicured lawns, old trees, and flowers everywhere. Sometimes you hear birds in the morning, or you catch the scent of lavender if the windows are open. There is something peaceful about hearing only the wind and nothing else. It makes you want to just slow down.
The villa itself stands grand without feeling stuffy. You walk through the entry and it just kind of opens up. There is this huge living area where I could really imagine families gathering most days. Big windows let the light flood in and honestly the way the sunlight changes throughout the day is one of my favorite things here. You can see all the way out to the Mediterranean. Some evenings it almost does not seem real how blue the sea gets.
There are six ensuite bedrooms and every one feels generous. You do not feel squeezed for space anywhere. I noticed a calmness to the main bedroom especially. You look out and, if you leave the curtains open at night, you get both stars and city lights. Bathrooms are all done right, with clean lines and easy finishes. Nothing too cold or fancy, just what you want after a sunny day outside.
If you like to cook or just hang out in the kitchen while someone else does, this one actually feels like part of the house not just a showpiece. Room for more than one person moving around. You have all the equipment you need, even a proper wine cellar tucked away below which is always just a little cooler. The dining room is close but separate enough to feel special when you want it.
Downstairs, you have more than just practical extras. There is a home office with a view that almost distracts you. There is a pool house that has its own summer kitchen and living room. Just imagine stepping outside, grabbing a drink and sitting back with friends on warm nights. Plus, the spa and gym are right there and you can see the garden through wide glass. Makes working out not feel like a chore at all.
Stepping out onto the terraces you get hit by this sense of openness again. The upper terrace is great for evenings, and you almost want to stay for hours looking out over the Bay of Cannes while the city lights start flickering on. There is another terrace lower down by the pool. The pool is one of those infinity ones that feels like it drops right into the view. There is a jacuzzi and a BBQ spot and even when you have everyone over it never feels crowded. Kids laugh and run on the grass sometimes or you might just sit quietly reading a book.
The villa comes with its own staff accommodation tucked into the garden. That makes everything just a little easier if you want help but still want privacy. There is space for cars in the garage plus more for visitors. Security is as good as you would want but it never feels intrusive.
What I like is you are only a few minutes from Cannes. Beaches, boutiques, restaurants, morning coffee stops, late dinners. You feel the South of France here, really. People wave from their gardens, sometimes you see kids on bikes or hear music from down the street.
Honestly, you can read all about it or see photos but you will only know if it feels right when you are here in person. If you have questions or want to just come and walk through the garden, let me know. At LuxuryProperty.com we like to make this part easy and comfortable for you. Come see if it fits.
