Some homes really do have that sense of “welcome” right from the start. This five bedroom townhouse in Maple at Dubai Hills Estate gave me that straight away. There is something about being right on the park that makes you slow down a little. I could actually hear a few birds as soon as I came up the front path and I just wanted to look around before heading inside.
The living and dining space opens up as soon as you walk in. It is one of those places that feels comfortable and open, but not too formal. The light comes in from two sides so you get that sunny Dubai feeling without heat crowding in on you. It just makes sitting with family or friends easy. I could almost picture breakfast happening here on a relaxed Friday, everyone in and out of the kitchen, which by the way is actually set up properly. The kitchen is open but feels tucked in enough to be practical. Plenty of room for cooking real meals and you don't have to worry about running out of storage or counter space. There's a guest bedroom downstairs too, with its own bathroom, so if someone stays over they will have their privacy. Built in wardrobes everywhere, which is always better than looking for furniture to make things fit.
Upstairs, all the bedrooms sit quietly away from the bustle. Honestly, the master suite surprised me. It feels like the sort of bedroom you end your day in without thinking about anything else. There is a walk in closet that could honestly swallow up most wardrobes you find in older villas, and the bathroom is attached, not just close. Each of the other bedrooms has its own bathroom, so no one has to wait around in the morning which, if you have kids, you know is a big deal. I wandered out onto the balcony while I was up there. There is plenty of space up here to step out with a coffee in the morning and just watch the world. The balcony's view is really nice. Sometimes you just spot folks walking their dogs or see the sunrise over the park. You forget how much that matters until it is right outside.
The backyard is one of those blank canvases you rarely find now. It is just waiting for someone's touch, actually. There's all the space you might want for a patio, maybe a barbecue area, and even room for a bit of grass if you like your feet in the green. Kids can play out here without worry. It is all private, and it is quiet because the house sits on a single row, not squeezed in between others.
Life at Maple in Dubai Hills Estate is a bit easier than you'd expect from such a central spot. Schools like GEMS and international options are a few minutes away. There is a big park to walk through, and the Dubai Hills Mall is nearby when you need a coffee or groceries. Evenings get a bit lively with families or neighbors just out for walks. The hospital is down the road. Honestly, it is a good mix of quiet and close to everything without feeling busy. The golf club is just around the corner too. If you play, mornings are easy, and if you do not, you still get those nice green views.
One thing I like about this townhouse is you just feel a bit set back from the city. With five bedrooms, plenty of space, and that park right there, it just works for a family that wants to settle in and make memories. The place is for sale right now at a price that is quite good for this area and size. The post handover payment plan is on offer too, so there is a bit of breathing room.
