Some homes just have a certain way of making you pause when you step inside. This three bedroom townhouse in Arabella Townhouses in Mudon did that for me. I remember walking in and just letting my eyes wander around the big open lounge with sunlight pouring in through those huge windows. There is something calming about garden views outside and I actually stood by the doors for a while just watching the plants move a little in the wind. It does not feel busy or loud here. If you like mornings where you start slow with a cup of coffee and birds outside, you might get it here.
The layout feels easy and honest. Downstairs you have the main living area which is totally open. You are not feeling boxed in like some townhouses. If you actually like to cook, the kitchen is right in the mix so you can talk with friends or keep an eye on the kids while making dinner. There is a bit of a rhythm to the space. The dining part sits between the kitchen and the sliding glass that leads out to the garden. You could almost see an end of summer barbecue happening out there. Arabella Townhouses in Mudon are made for families and you do notice it. Step outside and you will see kids on bikes in the evenings or maybe someone taking their dog along the path. The whole community has got these green walkways and quiet little corners where water just runs gently. If you are into jogging or cycling there are proper tracks and you do see people out most days. Mudon Central Park is right there, which I think is one of the best things around here. Sometimes you see families having a lazy picnic on the grass, and you could join if you want or just find your own sunny patch to relax in. There are also spots for sports with courts and exercise stations if you like to keep moving.
You have got a gym and fitness studio practically on your doorstep. Plus, little retail places and cafés so you are never far from coffee or essentials. The whole area is quiet but not cut off. You jump onto Emirates Road or Sheikh Mohammed Bin Zayed Road pretty quickly and then Downtown Dubai or even Dubai Marina is not far. I have tested the drive myself and you can get to most of the city in around twenty minutes when it is a normal day.
The built up area is two thousand four hundred square feet and the plot is even bigger, three thousand two hundred eighty so you are getting room to grow or maybe just finally have that proper garden. The views are exactly what you want from a garden facing spot. Plus it is easy to park and bring the groceries in without any fuss.
If you are after a real community feel with actual space to live and breathe (and you are tired of squeezing into small places) this part of Mudon is probably worth a look.
