KOA Canvas, Mohammad Bin Rashid Gardens
Some homes have this sort of calm as soon as you step in. That is what happens with this two bedroom duplex apartment at KOA Canvas in Mohammad Bin Rashid Gardens. I remember pushing the door open for the first time and the light just hits you in the right way. Not harsh but soft all over the place. You stand for a second and there is this earthy color running through everything and it just feels grounded. Seriously you start slowing down and actually looking instead of snapping quick photos like most places.
Everything here is done in a really modern and minimalist way. It is not one of those apartments that tries too hard to look expensive. The furniture is simple and a bit rustic so it feels lived in even though everything is new. You get the real sense someone who likes their home just a bit different has been involved in designing this place. There are these floor to ceiling windows that fill up almost the whole wall in the living area. And when you stand by them you do not just get a view of the landscaped courtyards below but you can see the Burj Khalifa and Burj Al Arab out in the distance. On some evenings the city lights start to come up and it makes you want to just sit with a cup of coffee and watch the skyline take over.
What people might not realise about KOA Canvas is that the community has a really genuine creative side. When I last visited there were artists chatting in the co-working space and people reading or working on their laptops in the gourmet market that is just a few steps from the main building. The restaurant here is popular for breakfast and you will always see residents heading downstairs for their morning coffee. You get all the gym and spa facilities that you would expect from something high end in Dubai but it is not flashy. The pool area is calm and feels almost tucked away among the native trees and landscaped paths. Sometimes you hear birds in the afternoon and it is kind of a nice change from city noise.
This duplex is spread over a generous three thousand nine hundred sixty square feet which you notice most when you see that the living and dining areas are almost double height. It gives the space such a loft feeling. The bedrooms both feel private and sort of separate from each other. So if you like to work late or have someone who likes to get up early it would not disturb anyone. You have all the modern kitchen appliances that actually make you think about cooking instead of just ordering food. The countertop is big enough to spread out ingredients or have two people prepping together and you get all this natural light while you do it which helps. Closets are built in and there is more storage than you think which is handy if you are staying for the long term.
The community of Mohammad Bin Rashid Gardens is growing fast but it still feels peaceful. You might see families walking in the evenings or people biking along the garden paths. Even though you are so close to Downtown Dubai and the main highway you do not hear the traffic. It almost feels slightly hidden away but you can get to any main part of Dubai pretty quickly. For people who want privacy but do not want to be isolated this spot really works.
Honestly I think this apartment is perfect for someone who wants a mix of city living and something more thoughtful. It does not try to impress with gold taps or anything fancy. Instead you get open views of Dubai's most famous landmarks and a space that seems to make you take a breath and relax. It's hard to get that feeling just from words or photos.
The only way to know if it feels right is to come see it. If you have questions or just want to walk through reach out anytime. At LuxuryProperty com we try to make your next move feel as comfortable as possible.
