Aknan Villas, Vardon, Akoya
Some homes have an easy way about them. You walk in and feel like you have time to slow down a bit. That is pretty much how it feels at this three bedroom townhouse in Vardon, Akoya. The first time I stepped inside, I actually paused for a moment by the window. There are these long views across the golf course and if you are a morning person, you will probably find yourself just standing there with your coffee in hand, looking at the green. It is the kind of place where you just breathe a bit easier.
The kitchen here is one of those bright open spaces. Honestly, it feels like a spot you will actually want to cook in, even on regular weekdays. It is not just for show. I could see someone flipping pancakes while kids talk about school, or maybe chatting with friends while making a quick lunch. The kitchen blends right into the living and dining area—so you never feel boxed in and it just makes the whole downstairs flow really well. There is a guest bathroom quietly tucked under the stairs, and I will admit, it is a smart use of space. Sometimes you see stairs in places like this and the space underneath just disappears, but here, it is actually used.
Those sliding doors out back open up to a little garden that feels made for weekends and barbecue nights. I stood outside for a while and you can hear the quiet of the neighborhood. There is greenery everywhere. The garden is just the right size—big enough for a couple of loungers or maybe a small trampoline if you have kids, but not so big that it turns into a part time job. You will notice in Akoya Oxygen that the air just feels a bit fresher. Maybe it is all that landscaping or maybe it is the open feel of these streets. Either way, it just works, especially if you like to be outside or have pets. You see people walking their dogs or jogging early in the evening and sometimes you just find yourself waving to neighbors without even thinking about it.
Heading upstairs, the bedrooms are honestly spacious with lots of natural light. The main bedroom has an attached bathroom and a pretty wide balcony that faces out towards the golf course. Sitting out there in the evening, the sunset feels almost unreal. If you have not watched a sky turn pink over a golf course, you are in for a small surprise. The other two bedrooms share a bathroom which can actually make things easier if you have kids. No yelling across the halls at shower time. And you get those big windows in the bedrooms where the morning breeze comes through. For some reason, you wake up a bit lighter.
Another thing I noticed was how friendly this sub community is. Vardon in Akoya Oxygen has its own pocket of peace. Sometimes you see kids biking in the evenings around here or people with their groceries heading back from the community shops. There is always a sense that people actually live their lives around you, not just come and go.
Akoya itself is full of things to do. You get swimming pools for families, tennis and squash courts for anyone feeling sporty, and lots of quiet corners with tables for chess or even a good book. The golf course is something you cannot ignore—it is a big part of the view here, and you will see golfers sometimes in the background. There are parks and walking tracks and even a couple of coffee shops never too far. Plus, if you are a pet person, this area is really pet friendly—nice green areas, and other people walking dogs. It feels natural.
You will find everything that makes townhouse living work. Three bedrooms, a smart layout, balcony views, and just enough garden to play with. I will be honest, it does not pretend to be anything it is not. Sometimes you almost forget your phone here because you are simply relaxed.
And of course, you will not really know if this place is for you till you see it. Feel free to reach out and come walk through it. At LuxuryProperty.com, we are always here to make the whole thing as comfortable as possible. Ask me anything, or just come get a feel for the place.
