Some homes you walk into and they just feel relaxed right from the start. This three bedroom townhouse in Arabella at Mudon really does that. I slowed down as soon as I opened the door. It is not flashy but there is something about the way the natural light moves through the rooms that kind of makes you feel at home even before the kettle goes on. You walk in and the foyer is there to greet you and there is a handy powder room tucked to one side. Sometimes you notice little moments of thoughtful design like the extra storage tucked under the stairs. It just feels easy which you want especially if you have a busy family life or love having people over.
The living and dining room is bright and roomy. Honestly I wanted to just plop down on the couch and watch the afternoon light spill across the floor. If you like having friends over or everyone at home at the same time it never feels cramped. The kitchen caught my eye because it is a semi open layout and has a nice breakfast bar. You can chat while you cook or just park your laptop there while you sip a coffee. It feels like a kitchen you would actually use instead of just something to walk past. You also get enough bench space to lay out pizza boxes or help kids with their homework. Actually if you wake up early the kitchen catches a bit of the soft sunrise which is beautiful if you are up before everyone else.
Head upstairs and each bedroom lets you out onto its own balcony. You can stand out there in the morning or in the evening when things cool down a bit and soak in the breeze. The master bedroom has a walk in wardrobe which is pretty handy if you are tired of not having enough space for your stuff or you just like a bit of luxury in the everyday routine. The floors feel solid not hollow which is one of those things you do not always notice but it makes a difference. The fittings just feel sturdy everywhere you look.
Arabella itself is in Mudon which is kind of one of those places people talk about if you want somewhere peaceful but not totally cut off from everything. You step outside and there are little walkways winding through the houses which make it feel like a proper community. I watched a couple of kids biking past and there were some people walking dogs everyone just doing their thing but smiling when you walk by. The area is full of green with three swimming pools to pick from plus playgrounds and parks tucked all over the place. The walking paths wind through the whole neighbourhood and even have workout stations along the way which I thought was a clever touch. It is definitely family centered but you do not feel crowded and there is always a quiet bench if you need to make a call or just want to be outside for a bit.
The community centre is close too. There is a gym and a fitness studio so you can skip traffic and work out near home. Even the coffee shop is not far and the little shops mean you can pop over for groceries or an early breakfast before the world wakes up. Getting around is actually simple because you have Emirates Road and Sheikh Mohammed Bin Zayed Road right nearby but you do not really hear the traffic when you are at home which is a big plus. Sometimes you almost forget you are in the city at all.
Overall I think the vibe here is just easy comfortable and real. The handover was in late 2020 so everything still feels fresh and not tired out. If you want a home where everyone can have their own space but still feel together and a neighbourhood where you can actually get to know your neighbours Arabella might be worth seeing for yourself.
