Some homes just have a different kind of calm running through them. That was my first thought as I walked into this six bedroom villa in Umm Suqeim 1. It sits in one of those rare pockets of Dubai where the city noise feels like it's a world away, yet you can get to Downtown or the coastline quicker than you'd think. If you appreciate good design and a sense of space, this is probably one you'll want to take your time with.
So this is a single level estate, which means there are no stairs breaking the flow. It just feels easy and welcoming, even before you start looking at the details. You honestly sense it right at the entrance. The villa was designed by Viktor Udzenija, who trained under Norman Foster if you know your architecture, and you really notice the care that has gone into every inch. There is structure, yes, but also this earthy warmth. Lots of gentle lines and textures. If you pause and look at the materials, you see they are natural and refined rather than showy, and the color scheme grounds everything in calm.
The plot here is genuinely huge at forty thousand square feet, with over twenty one thousand square feet inside, and space never feels wasted. A lot of that comes down to the way the rooms open up to each other and the garden. The ceilings are tall and the windows go almost all the way down to the floor, so there is light everywhere and you almost feel the outdoors is part of the house. I stood by the glass watching the pool catch the morning sun, and for a good few minutes I forgot my phone and just watched the breeze ripple the water. That pool is seriously long too at twenty eight metres, so if you actually like to swim, not just dip, you'll love that. If you wander through, you'll notice furniture that has not just been placed but properly curated. Pieces by Rick Owens, art you almost want to touch, and subtle brass touches. Even the details are just spot on.
Bedrooms matter, especially if you like having your own space. There are six altogether and one of them is set off on its own as a kind of master wing. This feels more like a private retreat, could even be a studio if you work from home or simply want a bit of quiet. There is a separate maid's room as well which works smoothly with the rest of the villa, so everyone has their own corner. The gym is impressive and properly fitted out. Not a token space, but one where you might actually want to spend time lifting or stretching with the garden just outside the window. The kitchen made me stop for a moment too. This is a real kitchen with commercial grade equipment, not just cabinets for show. If you like to cook, you will probably want to stay in here longer than you thought.
Even the garages are different. There are two and one is clearly for daily life, just in and out, but the other is done up in a way that feels almost like a gallery. Someone who loves cars is going to be happy here. Downstairs in the basement there is parking for up to twelve vehicles. The whole setup just feels private and incredibly well arranged, with nothing out of place.
Step outside and you get another change of pace. The garden wraps right around and feels secluded. There is a sunken fire pit, so on those rare cool Dubai evenings you can actually sit out with friends or family and chat late into the night. You do not see many neighbours. The landscaping is lush and there are mature tropical plants everywhere, which just add to the sense of privacy.
Umm Suqeim is a friendly sort of community. People tend to know their neighbours but nobody is on top of each other. Sometimes you see families heading to the beach or grabbing coffee nearby. Life is relaxed here and somehow a little simpler.
