Marbella Village, Victory Heights, Dubai Sports City
Some homes just make you exhale the second you walk in. This four bedroom townhouse in Marbella, Victory Heights, Dubai Sports City, really does that. The first thing I noticed stepping inside was the light. Sunlight just sort of pours in from everywhere. There is this good, kind energy even when nothing is happening. I stood for a minute by the living room window watching a gardener water the shrubs outside. It all just felt calm.
Marbella is the newest piece of Victory Heights, which calls itself a family community, and I honestly see why. It is so green here. There are real parks you can wander through or just sit under a tree while your kids run around. Sometimes in the late afternoon families come out for walks with their dogs or just push bikes along the quiet streets. Feels friendly, which is not always easy to find in a big city like Dubai.
Inside the townhouse the ground floor is all about that open layout. You will notice the living and dining space is actually big enough for both your comfy couch and a proper table for big family meals. When I looked at the kitchen it hit me that you could actually cook here plenty of room for two people to move around without bumping elbows. You can see yourself pulling up a stool and chatting while the kettle boils. There is also a guest bedroom down here which is kind of perfect if you have grandparents visiting or just need a work room that is not upstairs. The powder room is tucked around the corner so it stays private when you have people over.
The first floor holds the other bedrooms. Two of them share a bathroom, which works well for kids or if you want one as a study or hobby space. The master suite really surprised me. It is spacious and bright and the en suite actually makes you want to fill the bathtub and just tune everything out for a while. I peeked in the closets and honestly there's real storage here, which is such a relief. None of that โstuffed to the ceilingโ vibe. There is this sense of everything having its place.
Then you head up to the second floor. It is a separate spot for the maid with its own room and bathroom. I have seen lots of layouts before and this just feels respectful and practical. The utility room is up here too so laundry stays out of sight. It just makes life easier day to day.
Outdoors is as big a deal as indoors in this part of Dubai. Nearly half of Victory Heights is green space if you can believe it. I took a walk around and saw kids playing cricket and a neighbour chatting with her friends under the shade of a tree. The Els Club golf course is right here for when you feel like hitting a few balls and not driving all the way out somewhere else. You also have the ICC Academy and the DSC sports park if your family is big on sports or just likes staying active. Some mornings you might even hear tennis balls bouncing when the world is still waking up. Plus the little shops and cafes at the community centre are close so you are never far from a fresh cup of coffee or a quick grocery run when you forget the milk.
The way the architecture brings Spanish touches but stays modern is pretty rare. It feels solid but not heavy. You can picture coming home and unwinding into your own place, not some box in the sky. Plot area is generous at 2700 square feet with a built up area of 3200. Parking is right outside the door so no dragging bags in the heat.
Rental price is one hundred ninety thousand AED which feels fair with everything you are getting. It is not the kind of place that shouts for your attention and honestly sometimes those are the best kind to live in. The only way to know if it feels like home is to come see it. If you want to walk through or just ask about how life works in Victory Heights feel free to reach out any time. At LuxuryProperty.com we try to make your next move fit like it should.
