Some homes give you a sense of calm the second you walk in. This four bedroom townhouse in Marbella Village, tucked inside Dubai Sports City, definitely does that for me. Honestly, when I first opened the door, I just wanted to drop my bag and sit awhile. The place has this comfortable sort of energy that feels pretty rare, especially for a place so close to everything a busy Dubai life might need.
So we are in Marbella, which is the latest part of Victory Heights. If you know the area, you know it never really feels crowded. There are only ninety six of these townhouses in the whole village and honestly you feel it the minute you drive in. Kids play out in the green spaces in the late afternoons and you hear laughter coming from the community center some evenings. The amount of open space is kind of surprising for Dubai. Nearly half of Victory Heights is dedicated to parks and gardens so even on the warmest days you catch a bit of a breeze, or shade that makes walking around feel totally doable. More than a few times I have just stood at the window here and watched people jogging past or doing school drop offs in the morning.
Inside, it just feels open. The living and dining area on the ground floor has more space than most apartments, and the kitchen actually feels like somewhere you might want to try out a new recipe, not just reheat takeaway. There is a guest bedroom downstairs which makes things easy for overnight visitors plus a guest bathroom so they are not disturbing the rest of the family. Upstairs is where the bedrooms really start to feel private. The master comes with its own bathroom so you get a bit of a retreat from the kids, and the other two bedrooms share a bathroom which works fine for siblings. Rooms get lots of light and the wardrobes are big enough that storage never feels like a struggle.
If you are bringing staff or just want an extra bit of privacy, the top floor has its own living area, bedroom, utility and another bathroom set a little apart from the main family space. I find that handy when you want to give everyone their own corner.
Location is really the thing here though. You are just minutes from The Els Club if golf is your thing, and ICC Academy and DSC Sports Park are both just a short drive for weekends full of cricket, football or watching the games. Plus, it is only a quick hop to the coffee shop or small supermarket after a yoga class or when you forget bread. There are mornings when the only decision you really have to make is whether to take your coffee out to the garden or just enjoy it by the window.
With the home being handed over in July, everything still feels new and untouched. If you have been looking at Dubai Sports City for your next move, Marbella Village is the quiet spot a lot of people hope to find but rarely do. The townhouse comes with three thousand two hundred square feet of built up space which means no one ever feels on top of each other. The plot is about two thousand seven hundred which gives you that bit of garden outside too. Nothing crazy to maintain but enough to enjoy.
Family and friends always mention how Marbella Village just feels relaxed even though you are close to everything. I suppose that is the real Dubai Sports City way. You will also notice there is a certain neighborly vibe here, whether you are just moving to Dubai or looking for somewhere to stay long term.
