Novelia, Victory Heights, Dubai Sports City
Some homes draw you in before you even get to the door. This five bedroom villa in Victory Heights is like that. I remember the first time I came by, the trees around the cul de sac were giving off just enough shade to make it comfortable even in the middle of the afternoon and everything felt really peaceful. You almost forget there's a city outside the gates. Novelia Village has its own kind of quiet you barely notice until you step outside and notice the birds and just how settled the gardens look.
The villa sits on a generous plot so you are not squeezed up against the neighbours. With over seven thousand square feet of space around you and more than four thousand square feet inside, it just feels open. Walking through the main entrance, you land right into that open living and dining area and it really does pull in the garden view. Sometimes I stand by the big window for a while to catch how the light moves across the plants in the morning or late in the day. The best thing is, even if you have a full house or you like to host big family gatherings, it never really feels cramped. The rooms flow together in a way that actually makes life easier. You do not get a lot of wasted corners or awkward little spaces nobody knows what to do with.
The separate family room downstairs has become a favourite because it is this flexible space that you can actually use how you want. Kids doing homework or games, or maybe just a bit of quiet time for yourself away from everything. Plus, I have seen some people turn the ground floor en suite bedroom into a really welcoming home office or even a playroom that is never too far from the kitchen. Speaking of the kitchen, this one is actually somewhere you will want to cook for real, not just grab coffee. Top notch German appliances, enough counter area for meal prep, and it is open enough that you can still hear what is going on in the living room without having a crowd in your way.
Go upstairs and there are four bedrooms, each with its own sense of calm. The main suite faces a nice bit of green outside and the walk in closet is generous enough that you do not need to stash anything under the bed. The bathroom has that kind of layout where you can really relax at the end of a day. The other bedrooms are nice and bright with storage for all the things families seem to collect. There is a separate laundry so your upstairs never feels cluttered. Sometimes you catch the afternoon breeze through the hallway windows and it just feels homely.
For anyone with a bigger family or if you like to have guests over a lot, you will be glad for the maid's room and the big closed garage which means your car is never roasting in the sun. The driveway outside can fit extras if needed so you are not having to juggle with parking out on the street. Victory Heights itself has this lived in, community vibe I do not see everywhere. School runs are easier because all the main schools are close by and you have some of the nicer health clinics in Dubai Sports City within a short drive.
People around here really use the parks. Novelia central park is a few minutes' walk if you want to stretch your legs or let the kids burn off extra energy after school. Sometimes you see neighbours out for evening bike rides or walking the dog just before sunset. And if you have got a golfer at home, the Els Club and other top courses are basically around the corner.
Getting around is not a pain because Al Khail and the main city roads are so close. Shops and little cafes, pretty much everything you might need, are never far either. Honestly, it is one of those homes that feels private but not remote which is not always easy to find.
If you think this five bedroom villa in Victory Heights could fit your story, the only way to know for sure is to come see it for yourself. Ask anything you like or just drop by for a walk through. At LuxuryProperty.com, we are here to help you see if it feels just right.
