When I first walked in I actually just wanted to stand there for a bit. The light moves in through all that glass and you just see green everywhere. It feels like you could open all the windows in the world and still have privacy. Sometimes the homes in this area almost seem to have their own little world going on. You definitely notice it here.
This villa covers more than eight thousand square feet of built up area and sits on an even bigger plot. So everything feels bigger than it looks in photos. It is really thoughtful too. The outside is done in washed stone and big glass panels. Not too much but not too little. Makes you catch yourself looking twice as you walk up. You get a sense of peace before you are even inside.
Stepping through the main foyer is kind of a shift from the rest of Dubai. Marble floors, but honestly not the cold kind. They feel lived in. There is a guest room right up front with its own closet space and bathroom. I walked in and the closets felt ready for real life not just visiting. If you like real daylight you are going to love these living and dining spaces. The way the windows run from floor to almost the ceiling just brings in all the sun. You can probably skip turning on the lights half the day. Plus there is a show kitchen with that hotel style marble that just makes you want to cook something. Hidden behind it is the real kitchen one that actually looks like people will use it and a laundry space that feels tucked away and tidy. Even the garden suite out back has a spot for the maid and the driver. Everyone has a little corner.
Go up to the first floor and you follow this open staircase that still lets in the outdoors. Up here it is all about the three junior suites. Each one has its own bathroom and there are two with walk in closets. I spent a minute on the terrace because the views of Tilal Al Ghaf always hit a bit different from above. You look out and sometimes see kids biking around or hear laughter from the parks. There is even a family room for board games or movie nights plus a pantry up here that actually makes snacks easier. Felt like a proper family space.
The penthouse level is what they call it but I just think of it as the master wing. There is this big suite with walk in closets and a bathroom that feels more like a spa. You will definitely find yourself slowing down here. Soak in the tub with all the windows open or step out to the rooftop terrace. The rooftop might be my secret favorite. I could sit up here all afternoon and just watch the green drift below. It is quiet sometimes almost country quiet.
Location wise Alaya is in that sweet spot. You are close to everything in Tilal Al Ghaf the shops good cafes and especially that Crystal Lagoon. Walk out of the villa and it is honestly just a stroll to the blue water and the artificial beach. I wish more communities had that easy access. Plus the greens and open spaces mean you always find kids playing and folks walking their dogs when it is cooler. The city feels close but not busy. That really is something.
