Some homes just stop you right in your tracks when you walk in. This penthouse at 16901 Collins Avenue really does that. I stood for a moment not sure whether to head for the window first or just look up at the ceilings which honestly feel like they go on forever. Twenty feet. It changes the whole place. There is a lightness in here you do not expect until you see it for yourself and then you catch the view and it kind of sneaks up on you. Downtown Miami straight ahead. City on one side water on the other and nothing between you and the world outside except glass.
This is not just a big place. It actually makes you think about how you might just settle in and notice different things every day. You get about sixty three hundred square feet under AC which is a number but honestly it is hard to imagine until you are walking through the living room and then maybe ducking your head into the study or a den that just makes you want to sit and read. There are five bedrooms here each one with its own sense of space. The master has what they call a seating area which is true but it sort of feels more like a place to slow down after a too long week where you kick off your shoes and let the afternoon drift in. The bathrooms are all done up with a subtle kind of finish. It feels really high end but not over the top. Sometimes the materials almost just blend in. The kitchen is just off the living space and what I noticed is it does not try too hard. You could cook here every single day and not feel like you are just putting on a show for guests. It is all quietly practical. There is even a midnight bar which is kind of fun and if you ever have people staying the service quarters are tucked out of sight but not forgotten.
What really stands out here is how the whole place pulls you towards the view. One side you get all of downtown the shapes and the city rhythm. You just turn a bit and suddenly it is all ocean. It is the sort of thing you would find yourself staring at without saying much. Sometimes you see boats floating by or birds hovering in the morning breeze. On a clear day you almost do not need art on the walls with that much out there to look at. There is even a slice of the Intracoastal too so if you are into boating or sunsets you are covered. It is full on panoramic. That is not something you get often unless you are up this high.
This penthouse was finished by Meyer Davis and you feel that touch but it is never loud. The whole layout is genuinely thoughtful. There are spaces for everyone to come together like the family room where you could see people actually using it not just calling it a feature. And there are places to quietly tuck away when you need time for yourself. Since the whole community is set in one of Miami's prime spots you really get a bit of everything. Walks to the water get easy. Sometimes you see families from the building heading down with paddleboards. Coffee shops are always close. There are evenings when the whole area feels alive but never too crowded. All of Florida's good stuff right around the corner.
The penthouse is unfurnished right now so you really get to make it your own. Maybe you go minimalist and just let the view do the work or maybe you fill it up with pieces you love and photos of your trips. Your call.
