Some homes just have a way of pulling you in the second you step through the door. The villa at 6640 Allison Road on Allison Island definitely did that to me. I remember walking in and right away I had to stop for a minute because the light filtering in off the bay was seriously beautiful. Standing in the entrance you get that real Miami feeling with the water all around and this easygoing openness that just hangs in the air. You know you are somewhere special but it does not shout at you. It just feels calm. I think that says a lot about what living here might really be like.
Now this is a proper Mediterranean style villa. You notice the character as soon as you touch the door. There is this weight and detail you only get with homes built to last. The ceilings go up high and when you look out towards the water you cannot help but wander over and just look for a while. The main terrace is one of those places where you could forget your phone for hours. Sunset is actually worth waiting for here because the views stretch out across deep blue water and you see the neighboring islands almost glowing in that Miami dusk. It is a rare position on Allison Island really because the property comes right onto the point so you have about one hundred seventy feet of water along the edge. You see boats passing sometimes in the early evening and nobody really rushes here.
Inside it is big but not in a cold way. Over eleven thousand square feet including shaded terraces and spaces that just spill into each other. There are eight actual bedrooms plus an office that makes working from home feel easy and separate. There is even a playroom which makes the place feel welcoming for families or anybody who sees friends often. And honestly everybody has their own bathroom so mornings are never a scramble. The villa is not furnished so you get to bring your taste and ideas. Some people like that blank canvas feeling. The kitchen is not just flashy it is actually the kind of place where you want to cook or even just hang out and chat with the chef if you bring one in for dinner parties. I stood there with a coffee and watched pelicans drift over the bay once and thought about how you do not get that in many cities.
One little thing I noticed was how private it all feels. Allison Island is gated with security all the time so you almost do not think about the outside world except when you want to. Everyone waves when you drive by and sometimes you see families walking along the quiet streets with their kids riding bikes or scooters late in the afternoon. The neighbors here are really just people living their lives. You are close to everything Miami Beach has to offer of course. World class shopping and some of the best restaurants anywhere are just across the bridge. Honestly the best days might be the ones where you do not leave the island at all. Maybe take out a paddleboard from your dock. Maybe just sit by the pool while the breeze comes in off the water.
And even the practical stuff is easy. There is a real garage with room for three cars and plenty of space for guests to visit. The storage feels sensible. There is enough room for everything without anybody tripping over boxes.
In the end places like this do not come around very often. This villa has never been listed before and there is a reason people talk about Allison Island like it is a rare treasure among Miami communities. The only way to know if it feels right is to come see it for yourself. If you have questions or even just want to take a look and see how the spaces work for you reach out any time. At LuxuryProperty dot com we try to make your next move feel as comfortable and natural as possible. Sometimes you just know a place fits by the way you breathe when you walk in. This villa definitely has that kind of effect.
