Even public transport is easy enough to reach for anyone who does not want to drive everywhere.

If convenience matters you get that here without losing the quiet. Main roads connect to the rest of Dubai without putting a motorway right outside the window. Schools and Downtown are both easy enough to reach and it just makes sense for a lot of people who want to be in the middle of everything but not swallowed up by it.
