Some homes just have that feeling where you walk in and think, I could settle here. This five bedroom villa at 25 Blue Pool Road in Happy Valley, Hong Kong, really caught me off guard in the nicest way. Maybe it was the calm air right at the entry foyer or the way sunlight dips in through those big windows in the living room either way you can immediately tell this is a place meant for real living.
The architecture here has a bit of magic that you notice before you even step inside since Kohn Pedersen Fox designed everything down to the last detail. I found myself staring at the handcrafted bronze privacy screens by the main entrance for a while. The way they play with the light changes the mood every hour. I mean, you get the grandeur but also these touches that feel deeply personal. Sometimes new houses can feel a little stiff but here it just feels welcoming.
Walk through and you hit open dining and living spaces that spill towards the balcony. It is hard not to want to plop down and watch the birds outside or maybe have some coffee there on a lazy Sunday. The sliding doors open up so that you can blur that indoor and outdoor feeling especially when the weather is good. The kitchen is more than just a showpiece too. Honestly, I could see someone actually baking bread in there and listening to music in the morning because all the top appliances are fitted already and there is so much countertop space you will not run out of room prepping for family dinners or friends coming over. The cabinetry is all custom too it is not just for looks and the steel gives you that sense that the kitchen is always ready for business.
Right across the kitchen there is a stairway and even an elevator. Makes life easier for everyone whether you have groceries or little ones. Up on the first floor there are two en suite bedrooms that just feel quiet and restful. I liked how each room has a bit of a retreat energy and there is proper storage on this floor. The family room here is actually a spot you could see movie nights happening or maybe just everyone scrolling on their phones quietly on a rainy afternoon. There is even a utility room with an extra bathroom for the days when you just need a bit more space.
On the second floor you have got three more bedrooms. The master is something special honestly with its huge walk in closet and a shower that looks more like a private spa than anything else. Having a jacuzzi and sauna right off your bedroom? That is rare in Hong Kong. The neutral colours throughout the villa give everything a lighter feel and when the sun comes in you almost forget that you are seconds from the city. I hung out on the master balcony for a while and you really do get the sense that nobody is looking in privacy here is top notch.
The outdoor spaces here just keep giving. There is a roof terrace on the third floor that looks perfect for weekend brunches or a summer barbecue. You can picture a table filled with family, some music in the background and maybe kids running up for sodas. The jacuzzi up here feels like the right spot to close out the evening when Hong Kong cools down and the city lights start up. Down on the ground floor there is a big courtyard it is quiet in the mornings and I could easily see it set up for yoga or just letting the kids burn off some energy.
Living in Happy Valley has its own rhythm too. Here in this part of Blue Pool Road you are among some of the best clubhouses and schools in Hong Kong but there is a calm you do not get everywhere else. Some afternoons you will see people strolling by with coffee or kids biking in the evenings and horses sometimes over at the racecourse.
I could keep describing all the features but the truth is the feeling here tells the real story. The only way to know if it feels right is to come see it.
