Some homes just seem to slow you down as soon as you walk through the front door. That is exactly what happened to me in this five bedroom villa along Blue Pool Road in Happy Valley Hong Kong. You barely step inside and already there is this calm in the air. Maybe it is the sunlight reaching all the way into the big living area or maybe just the way the place feels open but still private. Not every house gets that mix right. Here it somehow just works.

What caught my eye first was the outside really. The architecture stands out straight away since Kohn Pedersen Fox designed the villa and you notice it in the little details. There are bronze privacy screens at the front which I could not stop staring at for a while. They play with the light as the day changes and sometimes you get that warm golden hour feel even in the middle of the afternoon. It feels important but not at all showy. You will notice new homes in Hong Kong sometimes feel just a bit too polished a little cold but this one does not. It is welcoming. It almost whispers to slow down.

Step in and you have got these big open living and dining spaces that naturally flow into the balcony. Whenever I am here I always want to just sit by those windows watching birds outside or maybe have an unhurried breakfast on the balcony. The sliding doors make the indoor and outdoor feel kind of blend together especially when the weather softens up which it does here more than you might expect. The kitchen I have to say is actually set up for real cooking. Forget the showpiece kitchens that look pretty but no one uses this one makes you want to knead dough in the morning or try a new dinner recipe because there is more than enough counter space and all the top brand appliances are already set in. You open those custom cabinets and it really is all function not just looks. The steel touches add a little bit of chef energy too makes you think anything is possible in there.

Just across from the kitchen you will spot a stairway and yes there is an elevator tucked in too. In a family home that kind of thing just makes life smoother no matter if you have young kids or just lots of groceries. Upstairs you get two bedrooms both with their own bathrooms. They have this soft calm energy that is perfect for winding down. Storage is proper as well not just an afterthought and that family room on this level could easily become the movie night hangout for everyone. Sometimes I imagine a rainy day with everyone stretched out phones in hand maybe just watching the sky turn grey for an hour. Even the utility room gets its own bathroom which feels like such a handy touch when you really need that extra space.

Second floor is where you get three more bedrooms and the master suite is something I did not quite expect. The walk in closet is huge enough that keeping things organized would never be a problem and the bathroom feels like a spa. Imagine having a jacuzzi and sauna right off your bedroom that is something you almost never see in Hong Kong. With the soft neutral colors and big windows you kind of forget you are still deep in the city. I spent a bit of time on the master balcony and honestly I just enjoyed the privacy up there. No one can see in. It's that simple.

Then you have the outdoor spaces that seem to go on and on. The rooftop terrace is up on the third level and feels perfect for a weekend brunch. Easily picture family and friends gathered round with kids racing about and Hong Kong's skyline in the background. That jacuzzi up here might just be the right place to end a long day when the city starts to light up. Down on the ground floor there is this nice quiet courtyard too. I can see yoga mats out in the morning or kids playing before dinner.

Happy Valley is its own little world in Hong Kong. On this stretch of Blue Pool Road you are close to the best clubhouses and schools plus there is always the coffee shop or the racecourse nearby if you want a sense of community. Sometimes you will spot families and kids biking in the cooler evenings or people just walking home with coffee after work. The whole vibe here is easy and unhurried.

There is so much to see here but honestly it is the feeling at 23 to 39 Blue Pool Road that sets it apart. Best way is to come walk through it yourself. If you want to chat or take a look just reach out whenever. At LuxuryProperty.com we like to make big moves feel a little easier.
