Some homes just have something about them you feel the second you come in. This four bedroom Type 2E townhouse in Maple at Dubai Hills Estate is like that. I remember standing in the entryway for a moment and finding myself almost breathing slower, just listening to the sounds from the quiet street outside. The space is open and easy flowing and you get this sunlight from both sides that makes everything just a bit brighter.
If you are into modern living in one of Dubai's most talked about communities, you'd probably see right away why people are drawn here. The kitchen is actually pretty inviting—it is not just for a microwave meal in between work calls, you can see someone really putting on a family breakfast or just opening the patio doors to grab coffee outside. The living and dining bit is all one big open space, so you do not feel boxed in. It even feels good with furniture in.
The setup upstairs and downstairs just makes sense. There is a guest bedroom with its own bathroom down on the ground floor, and I think that always comes in handy, even if it ends up being a home office for a while or a playroom or just somewhere for random family visits. The other three bedrooms are all up the stairs, including the master which has this walk in closet that actually fits more than just a few shirts and shoes. Each bedroom has built in wardrobes so storage is not really going to be a headache. You open up the balcony doors from the upstairs rooms and you get a proper view of the Maple community, which, honestly, never gets old. You see trees, some neighbors out with dogs, sometimes even kids racing on their bikes after school. The ground floor has the main living area leading onto a backyard. You could fit a big table out there, even add a pool if you want to make summer afternoons a little more fun. Some places feel like you would only use the garden for show but here it actually works as a space for lazy Sunday breakfasts or a barbecue with friends.
People ask a lot about amenities so let me just say you really do get everything you expect in a Dubai Hills Estate home and a little more. Central pool right in the community, plus a gym that is pretty new and does not get too packed in the mornings. The parks are where you see the neighbors out on weekends, and tennis courts get busy just before sunset. Maple is part of the bigger Dubai Hills Estate, and that comes with its own perks. There is this long park in the middle, a kilometer if you like to measure your walks, and an outdoor ice rink that is surprising to a lot of residents at first but kids especially love it. If you have little ones or just love a splash around, that pool is a favorite in summer.
Dubai Hills really is all about convenience. You get to Dubai Marina about ten minutes in the car, Mall of the Emirates is actually closer than you might expect, and Downtown Dubai is not much further. King's College Hospital is basically around the corner, which takes some stress out of emergencies. A bunch of schools nearby as well. The clubhouse is always lively and both restaurants there are honestly pretty good.
On the money side, there is a payment plan that takes off a lot of pressure. You pay a quarter during construction and then the rest is split after you move in over three years. Plus, you get a fifty percent discount on DLD fees which, trust me, makes a difference.
I could tell you more but really, no one gets the real feel until they come visit. If you want to ask questions or just take a slow walk through and see if it seems right to you, let me know any time. At LuxuryProperty.com we just want this process to feel good and comfortable. Your next place should fit how you live.
