This three bedroom townhouse at Maple in Dubai Hills Estate is one of those homes that just makes you want to stay a little longer. I remember stepping in for the first time and realizing I had barely even looked at my phone since I parked the car. It just gives you that easy family feeling right from the front door.
The outside is smart and modern without showing off too much. When you walk inside, though, the space just opens right up. I noticed how much daylight comes in through the windows. The living and dining areas are open plan but you do not feel the space is echoey or too big. It feels like a proper spot for game nights or just an easy coffee with everyone together in the morning. It is fitted with everything you need so you really could cook up something special if you wanted to and there is enough counter space to actually use instead of piling up clutter.

If you like being active there are outdoor fitness areas so you can actually keep those New Year resolutions and it is easy to get into a routine.
Location is a big draw here. Dubai Hills Central Park is basically on your doorstep which I find is perfect if you like walks or have a dog. The Dubai Hills Mall is just a quick drive away and is turning into a spot where people hang out for a while after school or work. The golf club is also nearby if you are into that and honestly it is fun to just sit there for brunch sometimes. Cafes and coffee shops are never far. You will spot people walking with a fresh takeaway cup most mornings.
Investors find Maple popular because of its payment plan and the fact that you can move in or rent it out right after handover. The three year post handover payment plan smooths the process. I should mention there is a fifty percent waiver on DLD fees which helps a lot with the upfront costs.
Honestly though numbers only tell part of the story. This townhouse feels like it looks after you a bit. The neighbourhood feels safe and friendly which is harder to find than you think. You could really see yourself growing here whether you are starting out with a young family or looking to invest in a spot that draws reliable tenants.
