When I was here last, I actually paused in the hall and just listened for a few seconds. It is hard to explain. Some homes feel loud even when they are empty. This one feels calm. Maybe it is the neighbourhood. Or maybe it is just how the house is set up. Either way, it is welcoming.

As you walk through from the front, you notice a proper sense of space everywhere. The layout makes sense. Rooms flow into each other and there is nothing awkward or forced. It is a family house and honestly, it feels like somewhere that would just work from day one. The kitchen especially stands out. Sometimes you can even hear birds or a bit of laughter from someone walking on Adelaide Road. It is a real little oasis by local standards and easy to picture a barbecue or just a quiet cup of coffee on the terrace. 

One thing that always grabs people here is the first floor reception area. It stretches all the way across the width of the villa and just opens up the whole space. Light pours in and you almost get that New York loft feeling but with all the best bits of London around you. If you like to entertain, this room does it for you. I have seen it set up for relaxed weekends and once even a proper sit down dinner. Either way, it handles it all. 

This level also has a fourth bedroom with a private en-suite and a view of the quiet street. Upstairs, the rest of the bedrooms are surprisingly generous. Sometimes London properties mean you have to compromise on space but not here. Especially with the master suite. It is tucked away at the top, so you get privacy and an actual walk-in wardrobe which is not something everyone expects to find in this neighbourhood. The en-suite here is smart but not fussy. Feels like somewhere you would actually want to spend time getting ready in the mornings. 

The overall condition is honestly excellent. You can see that the owners cared for the place. It has been upgraded in all the right ways but you still feel the character. Plus there is private off street parking which, if you have lived with street parking in London, you know is a big deal. 

One of my favourite things is just how connected you are. Swiss Cottage is close enough that you never have to go far for coffee or groceries or just to catch up with friends. Belsize Park has that village vibe people love and in the evenings, you might spot kids out on bikes or neighbours stopping for a chat. It is that sort of area. 

I would say, if you are looking for a five bedroom freehold home with a real garden and a comfortable layout in Belsize Park, this one is pretty much ready for you. The price is in line with the best in the area and it is vacant so you could walk through and get the feel for yourself anytime.
