Downtown Dubai’s landscape has been steadily expanding over the past decade. While the Burj Khalifa does remain the star of the show, and will likely remain the pinnacle of the Downtown skyline for quite some time to come, there have been a number of high-rise developments jostling for second place. The latest addition to the pack is Grande at the Opera District, a forthcoming project launch from Emaar.
Grande at the Opera District will stand 78 storeys high, making it one of the tallest residential towers in Downtown Dubai. It is located right next to the Dubai Opera, where it finds itself in the company of other stellar developments including Il Primo, Opera Grand and Forte. Grande will comprise a range of one, two and three-bedroom apartments and, with its prime location and imposing height, will look out over some of the best panoramic views in the city.
As one might expect from a luxury development by Emaar, each apartment in Grande will be finished to the very highest standards and make use of superior quality materials. Open plan living spaces, floor-to-ceiling windows and well-laid out bedrooms are the hallmarks of a good contemporary home, which is exactly what one can expect at Grande. There will also be plentiful amenities exclusively available to the residents of the development, including a pool deck and fitness and wellness centres.
Grande at the Opera District sits in an enviable position in the midst of Downtown, making it an attractive prospect for home owners and investors alike. This is, however, likely to be one of the last new projects that pops up in that area as Downtown approaches completion. This makes it a unique investment option, and one that ought to generate strong returns in the years to come.
Downtown has generally remained a favorable area for investors, enjoying yields that hover around 5.5%, and properties located directly alongside the Burj Khalifa are especially preferred. So far, 2018 has seen the launch of many waterfront luxury properties, the most prominent being Emaar Beachfront, which will occupy roughly half the area of the upcoming Dubai Harbour project. Downtown Dubai, and especially the Opera District, seemed like it might have a slightly quieter year, but this new announcement is bound to set that part of the market abuzz again.
