Some homes you walk into and it is like time stretches out a little. That happened for me the first time I stepped into this lovely farmhouse near Panzano. Nature is all around. You look out and see vineyards, olive groves, all those gently rolling Tuscan hills that are so famous in postcards. But this feels different when you are here. The air is a little sweeter after a rain. Sometimes, honestly, you just want to stay quiet for a while because the space itself almost does the talking.
This villa goes way back, all the way to the sixteen hundreds. I know plenty of homes in Tuscany get called rustic but when you open the old wooden doors you feel the history in the floor under your feet. Somewhere in the back of your mind you realize you are touching original terracotta and seeing those real exposed beams that have seen a few centuries. But what is really nice is that all the comforts you might want are already here. It is a modern luxury villa in Chianti with everything ready. There are new bathrooms and windows so you get that easy living part too. Life just feels slower in these walls but you are not missing anything at all.
I spent a little time one morning with a coffee standing by the window in one of the bedrooms. That view is the sort of thing you see on a canvas. Rows of olive trees mixed with vineyards and even a bit of wild forest out spread across the eleven point five hectares. The pool outside was just renovated. I walked along the terrace in the shade with the smell of rosemary drifting in. Sometimes you can hear birds or see rabbits running off into the woods past the vegetable garden.
Inside there is plenty of room. Five bedrooms and five bathrooms, two of those are en suite so nobody is waiting for the shower in the morning. That matters more than people think when family or friends visit. The living room is one of those double spaces with couches that look like they are made for a day with a book or maybe a quick nap. The kitchen is open and big enough for real cooking, so if you are thinking of long family meals or even trying your hand at making pasta, this is a great setup. There is an office here for work or reading, and a studio with bright light, honestly if you have ever wanted to paint or just let out that creative side, this studio has the feel. You can invite guests or just use it to get a little alone time.
The garden itself feels endless and that is before you wander off into the woods on the property or sit in the shaded pergola for a lazy afternoon lunch. In the summers, the pool is kind of a gathering place for everyone, and even when it is empty, the water reflects the sky and those old brick walls.
The thing that stands out to me here is the ease. There is solar here so you know the energy is looked after. A well and a natural spring provide fresh water and heating and hot water are sorted with gas, which just gives a bit of security no matter what time of year you arrive. You catch whiffs of lavender and rosemary, and you might spot fireflies after dusk.
The villa fits naturally within the Florence countryside and it sits close to little medieval towns where sometimes you find fresh farmers markets or a tiny caffe that ends up being your favourite spot. I like that you can enjoy privacy here and still not feel completely alone. Evenings are peaceful. Some days you might see kids biking down the distant lanes or hear voices somewhere far off in the vineyards.
