Some homes have this quiet sort of confidence where you barely notice yourself slowing down right as you walk in. Villa Olivia in Agios Tychon has that effect. It is just on the edge of Limassol so you get the best of both. You are tucked away from the busyness but the city is close when you want more. Honestly the way the villa sits on this huge plot more than eight thousand square feet it almost feels like a small estate. Sometimes you spot the sun catching the garden early in the morning and it just sets the mood for the whole day.
The layout is interesting and not what you'd expect. The way spaces open up and connect makes the villa feel bigger than it even is. It's split over three levels so you never get bored and there are always corners you discover only after living here for a bit. The ground floor really acts as the heart of the house with giant windows. You stand by the glass wall and you just see blue all the way out to the sea. You hear a bit of birdsong sometimes, especially before sunset, and the evenings are cool and still. The ceiling is high everywhere which just makes every room feel even more bright and spacious. If you actually want to cook or even just chat with friends while someone else does, the kitchen has a real sense of being lived in and not just for show.
Step out from here and you get onto this big open veranda. It looks over a garden that's nearly half the plot and if you have kids or pets there's enough space for them to roam or even set up a little football pitch or something. Friends naturally end up scattered outside, drifting around the infinity pool or heading over to the BBQ spot. The pool is really magic when the lights come on in the evening and you can see the city lights just over the horizon. It has that overflow edge so the views feel endless.
Go upstairs and all five bedrooms feel almost hotel like but honestly with more warmth. Each bedroom has actual space to breathe. The way the sunlight shifts through them during the day is something you only notice if you spend a lazy afternoon in. What surprises people is there are three more bedrooms tucked downstairs on the spa level. People love a spa floor but this one takes it up a notch. There's a proper massage space with sauna and an outdoor jacuzzi tucked just private enough that you don't feel on display. You start to forget your phone altogether when you're down there. The in-house cinema is good for movie marathons on weekends. The home gym is there for when you actually want to work out but honestly, you could do yoga on the veranda in the mornings instead. There are wood burning fireplaces in the living room and spa level and the evenings with the fires going and a breeze outside are my favorite.
Some thoughtful touches keep it all easy. The elevator is super practical, especially if you have guests who need it or just for groceries. The car turntable in the garage always gets a comment from people visiting. Smart home features are built in but you don't really notice most of the time, it just makes life smoother whether you use iOS or Android. Every part of the house connects in this natural way so gatherings never feel awkward.
Life in Agios Tychon is actually pretty relaxed. There's a real sense of neighborhood here even with the privacy. Coffee shops are just a few minutes away. Sometimes you see kids flying past on bikes in the early evening. Limassol's shops and old town are close by whenever you want a bit more city feel.
The only way to know if Villa Olivia is the right fit is to come by and walk through it yourself. If you feel like asking something or just want to get a sense of the place in person you can always reach out. At LuxuryProperty.com we just want your next move to feel good from the start.
