Community Guide: Palm Jumeirah

10 February 2023 Written by Staff Writer

Launched in 2001, the Palm Jumeirah took just 6 years to complete - an amazing feat when you consider the sheer scale of the project. Master developer Nakheel used no steel or concrete in the foundations, instead 94 million cubic metres of sand were dredged from the Gulf and 7 million tons of rocks brought from the Hajer mountains.

The Neighborhood

Frond Villas

Palm Jumeirah has 17 fronds, with approximately 1,500 villas for sale and villas for rent in Palm Jumeirah, mansions currently in situ as well as plots. The choice is plentiful with Canal Cove being an ‘entry-level’ 3-bed, followed by signature villas. Multiple floor plan types are available - Atrium Entry, Central Rotunda, and Gallery View to name just a few. Many of the properties have been significantly upgraded or renovated, creating an eclectic mix of homes where ultra-modern and sleek facades sit shoulder to shoulder with classic Arabian architecture.

Balqis

Inspired by Yemini art, the symmetry of Arabian architecture, and the Kingdom of Sheba, Balqis is a relatively new project within the Palm offering apartments, penthouses, townhouses and villas. Offered fully furnished, residents can make use of clubhouses, pools, and beach access. The development comprises just 300 units - 222 apartments, 16 duplex penthouses, 28 townhouses and 34 huge villas with the added benefit of a private pool. The emphasis is on convenience, quality and elegance and this is woven through every aspect of the properties with high-end finishings and subtle color palettes.

Shoreline

A multi-building complex of 20 towers, Shoreline offers 2,604 units on the Palm trunk. Launched in 2004, it was completed in 2007 and is a consistently popular choice for apartment rentals, offering a great selection of units from 1-3 bedrooms as well as 4 bed penthouses. Each tower is 10 storeys tall, and the apartments in 6 types. Half of the buildings face East on the beachfront with views of the coast down to the Burj Al Arab and the other half face West over the trunk, JBR and the new Dubai Eye ferris wheel.

Off Plan

Of course, the Palm wouldn’t be complete without some excellent off plan projects and highlights include: One at Palm Jumeirah, W Residences, the recently re-branded Atlantis The Royal (adjacent to the Atlantis hotel) and Six Senses Residences.

Amenities

Nakheel Mall

Set over 5 floors, with 140 shops, 30+ dining options (including a food hall) and plentiful entertainment, Nakheel Mall has been welcoming shoppers since 2019. It continues to grow year on year and its vision is to be “as unique as the customer base”. Unlike other malls, the rooftop is also used as a feature offering al fresco dining and a connection to The View - a 240m high observation deck within the Palm Tower.

Atlantis The Palm

When you think of the Palm, one of the first things that comes to mind is surely Atlantis - the iconic hotel set as the main focal point as you drive up the trunk of the Palm. It is the ultimate holiday destination and attracts both tourists and residents seeking a glimpse of grand elegance. As well as the hotel, with its generously sized, nautical-themed rooms, there are world-class restaurants including Nobu and Bread Street Kitchen. The hotel has its own aquarium - The Lost Chambers, home to 65,000 marine animals. If a standard tour just won’t cut it, you can book a variety of experiences including a behind the scenes walkthrough to learn more about the hotel’s conservation efforts. For the really brave, consider a dive where you can walk amongst the fish, rays and sharks! If you prefer to stay dry, you can book a relaxing yoga class in the aquarium, flowing through poses as the water flows through the immense lagoon.

The Pointe

On the tip of Palm Jumeirah, and just across the bay from Atlantis is The Pointe, a one-stop destination blending casual and gourmet across 80 waterfront restaurants, shops and other attractions. A 1.5km promenade invites you to wander as you take in the glittering views around you - even your dog is welcome, a rarity anywhere in Dubai! Nakheel say they are committed to the future and the “creation of focal points that bring communities together”. Their future portfolio comprises more than 17 million square feet of leasable space, designed to “maximise the opportunities within and around landmark developments”.

Connectivity

A monorail connects all major parts of the Palm, including Atlantis, and transports 20,000 passengers per day. The underground Palm Tunnel has 6 lanes, allowing free-flow of cars both on and off the trunk and newly added U-turns mean that it is easier than ever to access both sides of the Palm, reduce journey times and ease congestion. Road links are available directly on to Sheikh Zayed Road for both North and Southbound connections.

Connectivity

”Iconic” is just one word that describes the Palm Jumeirah, a perennially popular destination for celebrities and VIPs alike. Home to some of the city’s most expensive and exclusive real estate, the draw of desirable beachfront living continues to keep the market healthy - in the first half of 2021 alone, there have been 162 villas sold at a whopping AED 3.42bn value.
