Dubai's Prime Investment Options Aren't In Prime Communities According to a recent report released by UAE real estate portal PropertyFinder, Jumeirah Village Triangle (JVT) is the Dubai community that offered the highest return on investment for apartments in the third quarter of 2017 with an average rental yield of 9.2% per square foot. The next highest yields were seen in the communities of Discovery Gardens, International City, Dubai Investment Park and Sports City.
For villas, the top areas were The Springs, leading the pack at 6% yield, followed by Jumeirah Village Circle, The Lakes and Arabian Ranches.
The prevailing trend seems to be that smaller and newer communities offer better options for investors than the bigger, more established areas. Downtown Dubai, for example, has some of the most prime properties in the city, but recorded rental yields of only 5.5%. Other key areas such as Palm Jumeirah and Dubai International Financial Centre (DIFC) also delivered yields that hovered around the 5% mark.
In a similar vein, apartments netted more significant yields than villas due to their smaller relative size. Studios had some of the highest returns, but only in areas where sales prices are lower and considered more affordable.
“Following on from the old adage of ‘location, location, location’, we have to consider the idea of ‘pricing, pricing, pricing. The more desirable areas of Dubai also have the most expensive properties,” says Jason Hayes, CEO of
“That’s not to suggest that properties that are further away from prime locations are any less desirable, however. At the expense of a 20-minute commute, one could conceivably buy a property at upward of 30% less than what one might find in the more well-known districts.”
This fact has not been lost on investors either, Hayes suggests. Yields in communities such as JVC, Dubailand and Dubai Silicon Oasis are higher by virtue of the fact that the initial purchase price is significantly lower than in Palm Jumeirah or Downtown.
Though compared to big international markets like London and Sydney, with average yields of 3.4% and 4% respectively, Dubai’s property landscape is quite robust, and the net result is a positive effect on yields for Dubai investors.]]>

Community Guide: Dubai Marina Once a small cluster of waterfront high-rises on the very outskirts of the city, Dubai Marina has gradually morphed into a key residential and leisure district. It holds the claim of being the world’s largest man-made marina and also contains one of the city’s most popular beaches.
Made by carving a channel to create an artificial waterfront, the Marina is essentially split into two districts. Part of it is an island, which houses the area known as Jumeirah Beach Residence. It connects to the rest of the district on the mainland through a series of bridges. Thus, the area effectively has its own canal and beach, making it a truly unique waterfront destination. Dubai Marina was conceptualized and developed by Emaar, Dubai’s most preeminent property developer. It was one of the first major undertakings tackled by the developer, and its success paved the way for other exceptional projects such as the Downtown district, the Burj Khalifa, the Dubai Mall and the stunning Dubai Opera.

Something For Every Lifestyle
Last year, Dubai Marina was the most popular community (tied with Downtown) in terms of apartment sales. It has been near, if not at the top of the list for a number of years. With its beachside location and premium facilities, it’s the right fit for dynamic young professionals and fledgling families. When it comes to living options, it really does have a little something for everyone, boasting the ‘tallest block in the world’, a cluster of high-rises where the shortest building stands no less than 350 metres high. 1. Grand Egyptian Museum - Giza, Egypt

The Grand Egyptian Museum, also known as the Giza Museum, is scheduled to be partially opened in 2018. It is the first museum in the world to collect and display all the artifacts that belonged to the pharaoh Tutenkhamen, and will supposedly be the largest archaeological museum in the world once construction is complete. The museum, sited approximately two kilometers from the famous Giza Pyramids, makes use of a triangular motif in its design to echo the forms of the iconic structures and is part of a new master plan for renovating the plateau.


2. Morpheus Hotel - Macau, China

Taking inspiration from the intricate designs used in ancient jade sculptures, the Morpheus Hotel is yet another stunning building designed by the late architectural legend, Dame Zaha Hadid. It features a series of voids in its center, giving it a dynamic appearance and sharing a design motif with her famous Dubai luxury apartment development. The hotel is supported by a complex exoskeleton structure, and is the first high-rise in the world to use such a technique. It will be a major highlight of the City of Dreams, Macau’s new master-planned project.

3. Lakhta Center - St. Petersburg, Russia

The Lakhta Center is primarily a scientific complex with offices, co-working spaces and a conference centre, plus over 1500 square metres of indoor exhibition space. It will also feature leisure facilities, a sporting complex, an outdoor amphitheater and an immense 462 m tall skyscraper topped by an observation deck. It is set to be the tallest high-rise building in Russia, and the second tallest in all of Europe.

4. Nanjing Green Towers - Nanjing, China

After designing the famous Forest Towers in his native Milan, architect Stefano Boeri set about applying the same concept in China. The Nanjing Green Towers are a twin-tower commercial and entertainment complex featuring a museum, hotel, retail outlets and a rooftop club and pool. The exterior of the towers will be covered in over 3500 different kinds of plant life, ranging from tall trees to smaller plants and shrubs. This will be a significant step for the country, and indeed for the region, in reducing its carbon footprint and becoming more ecologically sustainable.

5. ARC Power Plant - Copenhagen, Denmark

Power plants are usually plain, functional structures that are kept outside of the main city to avoid marring the urban landscape. The Amager Resource Centre, better known as ARC, charts new territory with an ultramodern exterior design and an eco-friendly waste management system. Located near downtown Copenhagen, the plant will also feature a ski slp standing measuring almost 2,000 feet (and open year-round), and the world’s tallest climbing wall.

Best Areas in Dubai to Enjoy Polo Season January marks the beginning of the Dubai Polo Gold Cup series, a four-month event that is one of the most prestigious polo competitions in the Middle East. The series is broken up into five major tournaments, the first of which takes place this weekend. Dubai Introduces World's First Floating Kitchen It’s safe to say that Dubai is no stranger to different and creative ideas, especially when it comes to dining concepts. Notable examples include Ossiano, the underwater seafood restaurant at the Atlantis, and Kohantei, the newly opened Japanese restaurant at the Dubai Opera that serves up an eclectic menu served in a very traditional fashion. Now Dubai is planning to set up the world’s first floating kitchen. It is going to be a floating food truck named ‘Aqua Pod’ and will be taking to Dubai’s shores later this month. This intriguing new ‘restaurant’ will primarily be serving burgers, with a menu that might expand into pizzas and desserts over time.

Ahmad Yousuf, founder of Aquatic Architects Design Studio, the main consultant and builder for the Aqua Pod, explained, “The Aqua Pod is able to move around and relocate depending on consumer demand. The main areas we are going to be serving at the start will be in Jumeirah, so places like Al Sufouh Beach, Kite Beach, and the Palm Lagoon.”

The Aqua Pod is designed to cater primarily to water-based clients over land-based ones. According to Yousuf, there are two ordering methods.

The first is a flag system. A delivery jet-ski will take flags to Aqua Pod’s neighboring boats and yachts. Anyone who wishes to place an order has to raise their flag, and the delivery jet-ski will come back, take the order, and then deliver the food when it’s ready. The second option is to order directly at the Aqua Pod. This one is for those riding smaller marine vehicles, such as jet skis or small boats. The guests can simply pull up at the pod and place their order with the cashier.


The pod will run electrically and has a built-in system that can collect any trash found in the sea, so there will be no issues of water-related pollution from waste.

Dubai has several exicitng new waterfront destinations in the pipeline, such as Dubai Harbour and The World Islands, which will no doubt give this new concept plenty of traction over the coming years. At the very least, the residents of Dubai's new floating villas will definitely have their food delivery issues sorted.
