Seven City in Jumeirah Lake Towers Seven City JLT
Seven Tides, the developer behind some of the most stunning developments on Palm Jumeirah such as Anantara Residences, Oceana Residences and the upcoming Se7en Residences, has announced its latest project – Seven City JLT. Swapping out the beaches of the Palm for the urban waterfront neighbourhood of Jumeirah Lake Towers, Seven City JLT will be located at the intersection of several key communities in Dubai.
The 27-storey apartment complex, composed of interconnected towers with a very contemporary glass-fronted aesthetic, will be set in Cluster Z on the northeastern border of JLT, which places it just across the road from the exclusive Emirates Hills community and its two world-class golf clubs. The development is ideally positioned alongside the main highway of Sheikh Zayed Road, providing excellent transport connectivity to the nearby districts of Dubai Marina, Jumeirah Beach Residence and Palm Jumeirah. It will also be a fairly short drive from both of the city’s major international airports and only an hour away from the capital city of Abu Dhabi.
Seven City Show Apartment

Known for their beautiful contemporary design sense, Seven Tides will be adding another gorgeous looking building to their portfolio, and will enhance the skyline of Jumeirah Lake Towers. The uneven heights of the towers that make up the complex give it a unique cascading look that is sure to draw plenty of attention, especially with its perfect location where it will be easily visible from the highway. Seven City JLT will offer a range of studios, as well as one, two and three-bedroom apartments, making it ideal for both single professionals as well as growing families. All of the apartments will have lovely open layouts, large balconies (many of which wrap around the living space) and expansive master suites.
The development will also come packed with all the comforts and conveniences that one would expect from a grand urban residence. A fully equipped gymnasium will be available for fitness enthusiasts, 150,000 square feet of retail space for the shopaholics, and nature lovers can take a stroll along landscaped gardens and terrace. One of the key highlights of the project is its rooftop pool deck, which spans the width of the building and contains two infinity pools flanked by multiple lounge areas.
JLT Dubai
Jumeirah Lake Towers is a dynamic community that offers everything one needs for work and for leisure. The mixed-use neighbourhood contains a mix of office towers and apartment building that are grouped into clusters identified by alphabetical designations and built around a series of artificial lakes. The clusters contain a mix of retail outlets, gourmet restaurants, charming cafes and luxury hotels, along with healthcare clinics and nurseries. A large park is located near one of the clusters, and there are outdoor fitness areas and jogging tracks that are perfect for a workout during the cooler months. Cluster Z is located at the entryway to JLT, and is one of the most prime positions for easy access in and out of the area. Some of Dubai’s top international schools are within a 15-minute drive, as are the city’s foremost hospitals.
Expected to be ready in 2021, Seven City will be an excellent addition to Jumeirah Lake Towers, and will prove to be both an excellent residential destination and a lucrative investment opportunity with the right mix of bold aesthetics, comfortable residences and solid infrastructure.]]>

Located squarely in the center of London and a stone’s throw from the River Thames, Buckingham Palace has been the home and administrative headquarters of the British monarchy since the early 19th century. The palace started out as a townhouse known as Buckingham House, which as built for the Duke of Buckingham in 1703. King George III bought the house five decades later to use as a private residence. During the early years of the 19th century, it was expanded into a palace, still keeping the house at its core. Buckingham Palace officially became a royal residence after Queen Victoria took the throne in 1837.

While the palace is the primary residence of Queen Elizabeth II and Prince Philip today, it is also the site of formal ceremonies and large banquets. Every summer, there are three large Garden Parties held on the palace grounds, with over 50,000 high-profile guests including government officials and foreign dignitaries. The palace is also one of the most popular tourist attractions in London, allowing public access to key areas.

If you want to experience the true majesty of the British Royal Family, then here is what you need to see:

The Changing of the Guard

Perhaps one of the most well-known royal ceremonies, the Changing of the Guard is a long-held tradition dating back to the mid-17th century. The ceremony is conducted at 11 am every day during the summer months, and begins with the Queen’s Life Guard marching from the Wellington Barracks to the palace gates, where the Old Guard waits in formation to hand over their duties. With colorful uniforms, a marching band to accompany the guardsmen and a grand sense of spectacle in the perfectly choreographed ceremony, this is one not to miss. Due to the popularity of the event, it’s recommended that you get there early to secure the best spot to watch the proceedings.

The State Rooms

The exquisite State Rooms of the palace are used for entertaining official guests and are renowned for their grandeur. These rooms contain some of the finest examples of fine art, porcelain and hand-crafted furniture in the world, all of which are part of the Royal Collection. Highlights include paintings by Rembrandt, Van Dyck and Vermeer, and sculptures by Canova. The most magnificent of the State Rooms is the famous White Drawing Room, which is the Royal Family’s main reception room before official functions and ceremonies.

The Throne Room

It goes without saying that if you visit Buckingham Palace, you absolutely must take a look around the Throne Room. Decorated in rich tones of crimson and gold with velvety furnishings and polished wood trim, the chamber exemplifies the very notion of royalty. John Nash, the architect who designed the room and much of the palace, was influenced by his background in designing theatre sets, which he parlayed into creating one of the most theatrical looking masterpieces in the world.

The Royal Mews

The Mews contains a collection of coaches and carriages used by the Royal Family on special occasions, and many of them are still in use to this day. The most notable among them is the Gold State Coach, a majestic coach with ornate gold trim and carving, which was made for King George III and has been used in every coronation ceremony since the early 19th century. Eight horses are required to pull the coach because of its weight. The Mew also contains a prized collection of Rolls Royce limos, Bentleys and Jaguars for the luxury car enthusiasts.

Buckingham Palace Gardens

As impressive as the interiors of the palace are, you really do want to spend some time outdoors to capitalize on the wonderful summer weather. Spread over 39 acres, the gardens contain over 350 varieties of flowers and 200 types of trees. One of the most notable features of the area is a gorgeous lake, as well as the beautiful floral border and the famous Rose Garden. The gardens also have a helipad and tennis courts. Most famously, this is the site of the Queen’s famous Garden Parties, which are usually held during the summer.

Clarence House

The official residence of the Prince of Wales, Clarence House is located just behind the palace. This beautiful home is where Prince William and Prince Harry grew up, and is open for one-hour tours during the summer. You can gaze upon the lovely formal gardens, the various themed rooms, and an extensive selection of 20th century art belonging to the Queen.

Our clients may choose to have their properties fully managed by our local office and team of property professionals for the required three years of ownership. Our team is available to ensure everything is taken care of on your behalf.

Time Frame :

The full process of obtaining citizenship in Cyprus will take six months.

We provide the most effective application process. There are six steps in the citizenship application, when choosing the real estate option, as listed here:
Step 1 - Review and select qualifying method
Our market intelligence team has conducted extensive research on the real estate market and can advise on unique or specific searches and present options that have passed our due diligence.

Step 2 - Preparation of citizenship application
The client will receive a detailed application package and checklist of the documents that must be collected and submitted with the application. While the checklist includes various documents, the most time-consuming may be requested ahead of time, such as birth certificates, marriage and divorce certificates, as well as police clearance certificates from your country of origin and residence if different.
Step 3 – We acquire pre-approval on your application

Step 4 - Citizenship and Immigration Permit applications submitted to government
Once citizenship application file of the applicant is duly completed it will be submitted to the Ministry of Interior. Afterwards, the Immigration Permit application shall be submitted to the Migration Department and Applicants are required to organize a visit for the collection of biometric data

The Immigration Card will need 5-10 working days from the date of submission of the immigration application in order to be issued. This would allow the applicant to travel and reside in Cyprus while waiting for the issuance of the Cypriot passport.

Once a citizenship application is submitted to the Ministry of Interior, it is forwarded to the Ministry of Finance for examination of the financial criteria. Once clearance from the Ministry of Finance is given, the application is sent back to the Ministry of Interior. Once the Ministry of Interior is satisfied, the application is routed to the Council of Ministers for ratification. The expected time for approval of the citizenship application is around 3 months.

Step 5 - Issue of Cypriot citizenship certificate
Once ratified by the Council of Ministers in around 3 months, a letter of approval will be issued. In order to satisfy the program and receive the passport applicant must hold the immigration permit for six months prior visiting Cyprus for the issuance of the passport. You will need to visit our offices in Cyprus where we will lead you through the final steps. You will take an oath to the Republic and have your Citizenship Certificate stamped. With the stamped Citizenship Certificate at hand, we are then able to facilitate the application for your biometric Cypriot (EU) passport and ID which can be issued in a fast-track process of two to three hours, and you can then immediately enjoy the benefits of being an EU citizen. We need the applicant to be in Cyprus for 1 working day in order to complete the above process.

You may liquidate your held real estate after three years from the issuance of citizenship. However, if liquidating the property initially purchased (at EUR 2million), the government requires you to replace it with a smaller property of at least EUR 500,000 which must be held for life. This smaller property must be held in Cyprus as your local residence and address. Any property acquired under the citizenship program can be leased out with the intention of generating income; we can assist with this.

UAE Announces 100% Company Ownership & 10-Year Residence Visa takes a closer look at what this announcement means.
Dubai Water Canal

What are the changes that have been announced?

Anyone coming into the UAE as a professional or as an investor is typically granted a residence visa of two years, which is renewable. This has now been changed to a ten-year visa for investors and professionals in highly skilled fields such as engineering, medicine and science. Students will be given a special five-year visa, while those who consistently perform well and earn top grades will be granted a ten-year visa as well.

Another very significant change is in the ownership of companies. Businesses within the UAE are divided into two main categories: mainland businesses and freezone businesses.

At present, mainland businesses can be partially owned by expatriate entrepreneurs, but must have a UAE national as a majority shareholder in the company. Freezone companies, on the other hand, can have full foreign ownership and are subject to separate regulations depending on the freezone.

With the new regulations, every business, whether mainland or freezone, will be able to have 100% foreign ownership without the need for an Emirati partner.

Why is that important?

The UAE, and Dubai especially, has always been an attractive destination for entrepreneurs and innovators, offering an increasingly straightforward setup process for businesses, excellent facilities and services, and an environment free of corporate and income tax. The country is also a key global hub, with a short flight of 5 to 6 hours connecting it to several major cities around the world.

While Dubai provides luxury homes, solid infrastructure and a standard of living that are easily comparable to most cosmopolitan cities, it still has a very transient image for many potential residents and investors, who might bring money into the economy in the short-term, but will ultimately prefer to settle down elsewhere.

This new announcement is aimed at producing more inward investment and making the UAE more of a permanent home for its expatriate community.
Dubai Marina

What does this mean for someone that wants to live and work in Dubai?

The main takeaway from this announcement is security.

Investors who pour large sums of money into the UAE economy will be more secure in their investment by committing to a long-term residency option. Likewise, top professionals will be more inclined to invest their talents in the UAE. And of course, the ability to have 100% ownership and full control of a UAE-based firm is a huge incentive for all future entrepreneurs and business owners, allowing for the development of more homegrown businesses and permanently established companies.

How will this impact the real estate market in the country?

Property investment into the UAE has steadily been on the rise, with year-on-year increases in investment by GCC nationals and a few other key nationalities. That arena will open up a bit further now as the UAE market will spark renewed interest in any potential investor who may have been on the fence before.

With an eye always toward the future, the UAE is already looking at strengthening its post-2020 economy by positioning itself as one of the most secure and stable investment destinations in the region.]]>

Windsor Castle: More Than a Royal Wedding Hall th century when William the Conqueror first built it as part of his fortifications against invaders. Since then it has served as a Royal residence and entertainment venue.
Originally built of wood, the castle was designed to allow easy passage for troops who might be needed to defend England’s borders. It was also occasionally used as a hunting lodge during the 1200’s. Over the centuries, the role of the building alternated between residence and battlement. During the 16th century, Henry VIII spent a considerable amount of time at Windsor Castle and redeveloped parts of it. Every year he held the Garter Feast at the castle, a tradition that had been started by his father and that he made ever more extravagant. It wasn’t until the 19th century however, that Windsor Castle firmly established itself as a permanent Royal residence under the rule of Queen Victoria.
Today, Windsor Castle serves primarily as a weekend home for Queen Elizabeth II and continues to be a center for entertainment and events. It is the world’s largest inhabited castle and is the longest-occupied castle in Europe, with a total of 500 people living and working inside.
St. George’s Chapel
The chapel at Windsor Castle was built in the 14th century by King Edward III and has been the site of many a royal celebration and ceremony. Several royal weddings have been conducted at St. George’s Chapel, starting with the wedding of King Edward VII to Princess Alexandra of Denmark in 1863. The most notable ceremony from recent years was the marriage of Prince Charles and Camilla Parker Bowles back in 2005. Prince Harry and Meghan Markle will be carrying on that grand tradition this weekend.
The Top Attractions
While the Royal Wedding will undoubtedly keep everyone busy throughout the weekend and perhaps even a few days after, there is so much more to see at Windsor Castle. Here are a few options to consider once the wedding fever dies down:
- Audio Tour with Prince Charles
What better way to learn more about the castle than with the help of one of the country’s most famous monarchs? Starting off in the castle courtyard, experience a complete walkthrough in the voice of the Prince of Wales with commentary on specific rooms including their history. Along the way, various staff members of the castle will also explain about the day-to-day running of the castle and the work involved.

- State Apartments
The State Apartments are the residential rooms used by the royals who have lived in Windsor Castle, and each apartment has a distinct look to reflect the tastes of its occupant. Each beautiful room features opulent furnishings, rare examples of fine art and carvings by master sculptors. Today, they are mainly used as entertaining rooms.
- The China Museum
Queen Mary had an extensive collection of porcelain sculptures and pottery that used to be displayed during the 1920’s. Marvel at these beautiful historical artifacts, which include Chinese and Japanese works from the 17th and 18th centuries, plus an exclusive set that has Queen Victoria’s monograms on it.
- Changing of the Guard
One of the finest royal traditions, the Changing of the Guard is a magnificent ceremony that takes place most mornings at 11 am. Lasting 45 minutes, it is a brilliant display of sound and colour as the new guards march through the town to the Guard Room to accept their duties from the old shift, accompanied by the sounds of the Regimental Band. It is one of the most spectacular traditional ceremonies and one not to be missed.]]>

Sobha Creek Vista at Sobha Hartland
Sobha Creek Vista will stand 29 storeys high, in keeping with the overall lower profile of the residential buildings in the area. However, unlike most of the offerings at Sobha Hartland that are geared primarily towards families, this new development seems to have an eye toward the single professionals of the city. Offering a range of one and two-bedroom apartments in sizes ranging from approximately 500 square foot to almost 950 square foot, Sobha Creek Vista provides living spaces that are comfortable and ideally suited for a more millennial crowd. Each apartment has a well-designed interior complemented by plentiful exterior spaces that help to maximize the views of the surrounding area. The layout is such that the balconies can be accessed from all of the principal living areas, creating a harmonious flow of indoor and outdoor living. Full-height windows and sliding glass doors will frame the exteriors of the apartments, filling them with light and ensuring that you can enjoy gorgeous panoramas no matter which room you’re in. The development will also be home to several excellent on-site amenities, including a pool, fitness center, landscaped outdoor areas, and card-controlled access.

What makes this development truly special, however, is the location. Dubai does have several developments in the pipeline that offer a similar sort of living space, but Sobha Hartland is perhaps one of the only full-fledged communities located right alongside the Dubai Water Canal. Spanning an impressive 8 million square feet, the community is divided into luxury villas, elegant townhouses and contemporary apartment buildings. Approximately a quarter of the surface area is devoted to greenery and parklands, offering a living environment that brings natural beauty into every home. The first phase of villas at Sobha Hartland have been handing over since the start of the year, and the rest of the community will start falling into place over the next couple of years.
Every convenience of modern life will be there at Sobha Hartland, in line with the ‘city within a city’ concept that defines Mohammed Bin Rashid City and its various enclaves. Commercial buildings, retail areas, gourmet dining options and healthcare facilities are all in development as well and of course, there is the Hartland International School, which has quite rapidly grown to be one of the premier educational institutions in Dubai.
Poised to become the new center of Dubai upon completion, and already making inroads to claim that title, Mohammed Bin Rashid City is perhaps the most ambitious undertaking yet in the city. Comprising multiple different mixed-use communities such as Sobha Hartland and Dubai Hills Estate, it truly is going to become a miniature city of its own. Flanked by major highways, MBR City will have excellent transport connectivity to the rest of the city, especially the major hubs of Downtown Dubai, Business Bay and DIFC.]]>

The Natural History Museum in London Kensington is one of the main cultural centers of London, and is known for major attractions such as Royal Albert Hall, busy high streets and of course, Kensington Palace. The star of this upscale district, however, is the Natural History Museum in South Kensington. This is the sort of place where you could easily while away an entire day without realizing that the seconds have ticked by.
The museum first opened its doors to the public in 1881, beginning with a collection of 71,000 exhibits, a significant portion of which had been donated by the explorer Sir Hans Sloane. Sir Hans was an Irish physician with a keen interest in natural history, and traveled the world collecting historical artifacts that would later be displayed in the halls of the museum.

Natural History Museum London

Today, the Natural History Museum holds more than 80 million items, divided into five main categories - zoology, paleontology, botany, mineralogy and entomology. The museum’s most famous exhibits are ‘Dippy’ the dinosaur skeleton and the Charles Darwin collection. A more recent addition, the intact skeleton of a blue whale named ‘Hope’, has come to replace Dippy as the main attraction.

Dippy was the name given a diplodocus skeleton that was unearthed in 1898 in the American state of Wyoming . A plaster cast of the skeleton was donated to the Natural History Museum and was unveiled in 1905. At the time, Dippy was known to be the largest land animal to have ever lived, measuring 26 meters from nose to tail. In 1979, Dippy was moved from the Reptile Room to a central position in the main hall of the museum, where it remained until 2017, when it was replaced by Hope the blue whale. Starting early 2018, Dippy started touring various museums mounted on a mobile armature.

Natural History Museum London

Hope, also known as the River Thames Whale, was a blue whale that had swum its way into the Thames in 2006, having apparently strayed from its pod. The whale sadly passed away the following day as she was being rescued, and her skeleton was fossilized and put on display in the Natural History Museum’s main hall.

Sir Michael Dixon, Director of the Natural History Museum has said, “Putting our blue whale, Hope, at the centre of the Museum, between living species on the West and extinct species on the East, is a powerful reminder of the fragility of life and the responsibility we have towards our planet.

Natural History Museum London

The other famous exhibit the museum is known for is the Charles Darwin collection. The various specimens that are displayed are the celebrated natural philosopher’s collections of plants, animals, fossils and written work from exploring various continents over his five year voyage. The collection comprises 1,628 texts written by Darwin in a range of languages. It is known to be the largest collection of works of Darwin in existence.

These are only the tip of the iceberg, however. The museum has more items than can be put in a single article. With an extensive collection of flora and fauna spanning several contents and covering a span of millennia, there is no shortage of wonders to discover.

Natural History Museum London

Other unmissable attractions in the museum are the colossal squid that can be found in the 8 metre long fish tank that is located in the Tank Room, the Gilded Canopy of painted botanical panels that depict the history of plant life, and the Dodo Painting, one of the most famous depictions of the long-extinct bird species. What’s intriguing about the painting is that it was done when there was no scientific evidence of the Dodo’s physical structure. This illustration later became the ‘manual’ for the biologist Richard Owen, who pieced together Dodo fossils for the first time by superimposing the bones on top of the painting.

The exhibits written here are just a few of the many thousands of exhibits the museum has to offer. The Natural History Museum is hardly the most glamorous of Kensington’s attractions, but is perhaps its most significant. As the world continues to change, with new animal species being discovered while others fade to memory, the significance of this institution grows ever greater. It is definitely a place not to be missed when visiting Central London.

Each cluster features its own set of top-notch facilities and amenities. These include, but are not limited to, underground parking, a children’s playground, and a swimming pool.

Seventh Heaven

Featuring a striking stepped façade and surrounded by an abundance of lush greenery, Seventh Heaven is a stunning low-rise apartment development. Seventh Heaven comprises one to four-bedroom homes, each designed with attention to detail. The apartments feature airy open layouts while glass balustrades enhance the sense of space, drawing the gaze further out across the gently landscaped gardens and Burj. Each bedroom contains built-in wardrobes while the kitchen, fully-fitted, has been consciously selected, designed and located to enhance the quality of the main living space.

With the community’s prime location, residents can enjoy easy access to some of Dubai’s most popular areas such as Downtown Dubai and The Palm.

More Than Meets the Eye : St. John’s Wood, London
Stringing along the side of Regent’s Park, a little away from the hustle and bustle of the main streets of London, lies the district of Saint John’s Wood. Today, this tranquil village is the city’s most exclusive residential location. In 2007, Forbes magazine ranked the place as the fifth most expensive postcode in London.

History & Architecture

The magnificent, soothing green landscape was once part of the Great Middlesex Forest (an ancient woodland) which was later owned by the Knights of Saint John’s of Jerusalem.

The area remained in agricultural use until the end of the eighteenth century, when plans for residential development appeared. Building began in the year 1809 in Alpha Road which was on the south of St John’s Wood. It was one of the city’s first suburbs abandoning traditional terraced houses for low density semi-attached villas.

Regent's Canal

St John’s Wood has an array of elegantly styled villas and an attractive high street. The architects of these villas wanted to maintain the rural charm of the original area by constructing houses in the form of grand Italian villas, ornamental cottage and Victorian Gothic villas. The area also includes mansions with large gardens, stunning apartment complexes, and contemporary luxury houses.

St John’s Wood’s picturesque setting is one if its major highlights. To the west flows Regent’s Canal, which brings to mind the waterways of Venice. On the eastern side, one finds the green expanse of Regent’s Park and the beautiful Primrose Hill.

Culture & Lifestyle

If you want to enjoy your nights out, you don’t need to leave St John’s Wood for an exciting experience. There are plenty of pubs and restaurants enhancing the area. Places like The Duke of York, Delisserie on Allitsen Road, Oslo Court on Charlbert Street and The Ivy Cafe on St John's Wood High Street are among the best places to dine here.

Duke of York Restaurant

It is a very diverse and multicultural district, featuring the distinctive gold-domed Regent’s Park Mosque, St. John’s Wood Church and several synagogues, among other cultural institutions.

But that’s not all to this magnificent place. St John’s Wood is also famous for the Abbey Road Studio, a 19th century majestic building where the legendary musical group, The Beatles, recorded the Abbey Road Album. It’s also where plenty of A-list stars come for a break from the hustle and bustle of the city. Famous and well-known actors like Bill Nighy, Tom Cruise, Ewan McGregor have been spotted taking a stroll in the area. If you are lucky, you might spot one as well.

Abbey Road

Sports lovers can enjoy the daily tours held at Lord’s Cricket Ground, which hosts test matches across the country and internationally. The area is also home to London Zoo, which is considered to be the oldest scientific zoo in the world.

The Community

This neighborhood has more to offer than lively entertainment and famous restaurants, however. St. John’s Wood is in close proximity to several universities, and also has well-regarded primary and secondary schools. For those seeking alternatives to the traditional British curriculum, The American School and French Lycee are located in the area.

While St. John’s Wood does attract people because of its ideal location and numerous attractions, they usually end up staying because of its solid infrastructure and abundance of amenities, which tend to attracts families and young professionals alike.

Palm Jumeirah Boardwalk
As the world’s largest man-made archipelago, Palm Jumeirah is a truly magnificent beachfront destination and houses some of the most luxurious and high-end resorts, restaurants, and properties in Dubai. While there is plenty to do around the sweeping crescent of Palm Jumeirah, the newest attraction is in the form of a walkway. The Palm Jumeirah Boardwalk, built over the rocks of the palm breakwater, is a truly beautiful project, and one of the must-visit areas in Dubai to really complete the Palm Jumeirah experience.

The Boardwalk is 6 meters wide and stretches along the coast for 11 kilometers, from the Rixos Palm Jumeirah Hotel on the Crescent’s east side to the One & Only The Palm on the west side of the crescent - essentially, it spans the outer perimeter of the entire crescent, framing the Palm’s outer perimeter. While on the Boardwalk, you can enjoy a breathtaking view of the Arabian Gulf and Palm shoreline, as well as the stunning Dubai skyline. Moreover, the Boardwalk features several dining options in the form of food trucks and souvenir stands where tourists and residents alike can purchase handcrafted knick knacks and ornamental items. Nakheel, the developer behind the Palm islands, is looking to expand the Boardwalk and in the near future, the Boardwalk will feature high-end retail promenades, piers on the East and West side that will each extend 100 meters into the sea, and glass-encased cafes and restaurants that will allow visitors to further enjoy the beautiful views of the Arabian Gulf and the Dubai skyline.

As you make your way across the Boardwalk, in addition to the beautiful views and scenery, you will have access to over 20 food trucks. You will have options from traditional British fish and chips to falafel, from freshly prepared pasta to gourmet shawarma, with even more options coming over time. The Boardwalk is accessible from 37 different gates, with over 350 free parking spaces located all around the area. Valet parking is also available to smoothen out the parking process and further enhance the experience. Additionally, the Palm Monorail passes through the area with a stop at the Atlantis Resort, providing a seamless bridge from one to the other for hotel guests and other residents of the city.

Palm Jumeirah is already one of the most exciting lifestyle destinations in Dubai, with dynamic attractions including the Aquaventure water park, The Lost Chambers aquarium and the Atlantis Dolphin Park, to name but a few. The Boardwalk adds even more leisure options that more fully take advantage of the perfect oceanfront location. You can indulge in the various activities on offer throughout the year or simply go for a long walk by the beach, enjoying the seaside air and the sand under your feet. The Boardwalk has been designated for pedestrians only, so you can stroll in peace without worrying about cyclists or skateboarders whizzing past.

With the nearby Bluewaters Island almost complete and a new waterfront community coming up soon in the form of Dubai Harbour, the views from the Boardwalk will soon be even more spectacular than they are now.]]>

Launching Soon: Grande at the Opera District
Downtown Dubai’s landscape has been steadily expanding over the past decade. While the Burj Khalifa does remain the star of the show, and will likely remain the pinnacle of the Downtown skyline for quite some time to come, there have been a number of high-rise developments jostling for second place. The latest addition to the pack is Grande at the Opera District, a forthcoming project launch from Emaar.
Grande at the Opera District will stand 78 storeys high, making it one of the tallest residential towers in Downtown Dubai. It is located right next to the Dubai Opera, where it finds itself in the company of other stellar developments including Il Primo, Opera Grand and Forte. Grande will comprise a range of one, two and three-bedroom apartments and, with its prime location and imposing height, will look out over some of the best panoramic views in the city.

As one might expect from a luxury development by Emaar, each apartment in Grande will be finished to the very highest standards and make use of superior quality materials. Open plan living spaces, floor-to-ceiling windows and well-laid out bedrooms are the hallmarks of a good contemporary home, which is exactly what one can expect at Grande. There will also be plentiful amenities exclusively available to the residents of the development, including a pool deck and fitness and wellness centres.
Grande at the Opera District sits in an enviable position in the midst of Downtown, making it an attractive prospect for home owners and investors alike. This is, however, likely to be one of the last new projects that pops up in that area as Downtown approaches completion. This makes it a unique investment option, and one that ought to generate strong returns in the years to come.

Downtown has generally remained a favorable area for investors, enjoying yields that hover around 5.5%, and properties located directly alongside the Burj Khalifa are especially preferred. This is where the very best in the city can be experienced, from wondrous aquatic performances at the Dubai Fountains to the annual New Year’s Eve extravaganza at Burj Park. The recent addition of the Opera District added a cultural significance to the area. Downtown is still the destination of choice for the trendsetters and the nightlife lovers of Dubai, but it is also a growing hub for those with even more discerning tastes. A night at the opera can now be followed by a gourmet meal at an in-house restaurant helmed by Sean Connolly, or a very exclusive Japanese restaurant serving a traditional menu with delicacies you would be hard pressed to find anywhere else in the city.
As one of the most central districts in Dubai, Downtown also provides easy access to other major hotspots in the city, helped immensely by strong transport links along the main thoroughfare of Mohammed Bin Rashid Boulevard, which leads out to the major highway of Sheikh Zayed Road.

So far, 2018 has seen the launch of many waterfront luxury properties, the most prominent being Emaar Beachfront, which will occupy roughly half the area of the upcoming Dubai Harbour project. Downtown Dubai, and especially the Opera District, seemed like it might have a slightly quieter year, but this new announcement is bound to set that part of the market abuzz again.
More information on Grande will be made available closer to its launch date, and we are very much looking forward to seeing exactly what this grand new development has to offer.]]>

4 Unique Villas in Emirates Hills
Emirates Hills was the first community in Dubai to sell freehold plots, providing the city’s expatriate population with the opportunity to not just purchase, but build their own homes. As a result, it is also a community where no two villas look quite the same as home owners put their personal stamp on the property, from the foundations to the finishes. Presented below is a small sampling of the uniquely designed villas you will find at Emirates Hills.

The Palatial Villa

Located in Sector R at the northern end of Emirates Hills, this villa has an exterior design that seems inspired by the beauty of the desert sands. The golden-hued façade is complemented by rustic brickwork, ornate balustrades, and wooden columns. The interior of the five-bedroom villa combines elements of classic and contemporary décor. Marble flooring goes hand in hand with contemporary art pieces, classical busts, lights in the form of sconces and a spiral staircase that would fit right into the set of a period film. Even the backyard, with its piazza-like patio and columned pool lounge, exudes classical sophistication.

The Stately Villa

This five-bedroom home is located in the highly sought after E Sector of Emirates Hills, with an exterior design that is fairly simple yet also very regal. Sleek lines, clean shapes and square framed windows suggest a conservative and tasteful air, which is also reflected in the furnishings. No part of the interior design is opulent or over the top, making use of neutral colours for the most part with muted accents. This is an estate home that tempers its refinement with a great sense of simplicity, letting the space speak for itself. The yard has a similar look of austerity to it, with a water feature by the front door and an arched wooden entrance being the only major stylistic flourishes.

The Contemporary Villa

This is a home for the modern Dubai family. Comprising six bedrooms, it is located in Sector W and has a simplified angular façade with plentiful glass paneling to create a flow of light and air throughout the house. The interiors, with patterned ceilings, irregularly-shaped light fixtures and rich wooden accents, are eye-catching. The bedrooms add a more traditional component, with decorative wooden headboards and even a four-poster bed in one room. As befits one of the finest contemporary homes on the market, all the furniture has been specially imported from Italy and Portugal, bearing the hallmarks of sophisticated European design. The villa also enjoys the most splendid lakeside views.

The Coastal Villa

This is a home designed for sunny climates and would be well-suited to a Caribbean island or a private estate on the Mediterranean coast, with an architectural design that has elements of classical Spanish and Italian homes. The six-bedroom villa located in Sector W has a bright exterior palette, along with elaborate arches and intricate metalwork on the railings. The interiors have the same sense of brightness, not just because of the full-height windows in every room, but the choice of light-colored marble flooring and bold-hued furnishings. Exquisite custom-crafted wood cabinetry adds an extra touch of elegance to the home, especially the gorgeous kitchen. The backyard pool has a covered lounge and pool done up in the style of a beachfront cabana.
