Some homes really make you stop for a second when you walk in. The Bel Air Yacht Mansion in Los Angeles just does that. The first thing you notice is not just the architecture which actually feels a bit playful and out there but just how the sky and ocean seem to fill up the windows wherever you look. I remember standing in one of the rooms and thinking you really do get that jetliner view they talk about. Honestly it is that kind of view where you maybe end up lingering by the glass for a little too long just watching the light change. This villa is honestly not your typical California property. The Bel Air Yacht Mansion spreads out over half an acre so you get plenty of breathing room around the home. With a built up area just over ten thousand square feet you probably will not ever feel cramped. There is this feeling inside of real openness. That kind of space where you could have family living or just enjoy peaceful mornings with a coffee in hand. You walk around and you quickly pick up that every room sort of has its own story. This is a five bedroom villa and each of those bedrooms comes with its own bathroom. That is a detail that may sound small but if you have ever tried to get ready for a busy day with a full house you know how much easier it makes life. The master suite though just feels like something else. Genuinely you might find yourself wanting to spend the whole weekend there. The closet is about as big as a boutique so storage is never an issue and there is a private balcony that might just become your quiet spot. Even the bathrooms here have deep roman style bathtubs so you do not need to book a spa day out you can just disappear in your own home. One of the coolest things about this Bel Air mansion is how the layout feels. There are five different levels including a rooftop so depending on your mood or how much company you have got there is always a space that matches. The main living room sort of lights up in the afternoon which just makes it cozy to sit around and unwind. You can imagine lazy Sundays or everyone gathering for movie night. The kitchen situation is clever here too. You have an open show kitchen which is great for entertaining. Everyone always seems to end up circling the kitchen at a party right. That space just works for those moments. And then if you are actually cooking or want to keep things behind the scenes there is a second tucked away kitchen that keeps things running smoothly. This home really was made for people who want to have a good time or even just need space for everyone to do their own thing. There is a private cinema that feels like just the spot for movie nights or if you have friends over for a big game. The games room has this atmosphere that actually invites you to stay up late and laugh together. If you like a little luxury with your downtime there is also a wine and cigar room which connects to a billiards lounge. It sounds a little formal but when you walk in you can see how people would just relax there without thinking twice. If work follows you home you will notice there is a home office setup that lets you look out over the city instead of staring at a blank wall all day. Heading downstairs things get even more interesting. There is something called a club level. They went all out with a lap pool that lights up and changes colour at night. I did not expect it the first time I saw it. There are spa rooms for treatments so you can really unwind. Extra lounge spaces mean you can set things up any way you want from workouts to weekend projects. Plus the garage can handle eight cars which is pretty rare anywhere in Los Angeles let alone Bel Air. And honestly living here puts you right in the heart of everything you hear about in Los Angeles real estate. The Bel Air Yacht Mansion is not just about the house. Step outside and you are close to everything that keeps the city buzzing from coffee shops down the road to those classic LA weekend markets. Sometimes you will see kids biking by in the evening or catch a neighbor you have seen on TV picking up groceries after work. It just has that energy where things feel easy and natural. The only way to really know if this villa in Bel Air is for you is to come see how it feels. Reach out if you are curious at all or just want to take a look. We are proud to present The 4-bedroom villa for sale at Kallis - Sharlin Residence in Hollywood Hills CA, a home that honestly feels more like a piece of art than just a place to live. The first time you arrive, the hillside setting stops you for a second. It sits dramatically against the slope with wide open views across the San Fernando Valley, and you almost forget how close you are to the energy of Los Angeles.Originally commissioned in 1946 by artist and film art director Mischa Kallis, this residence was designed by Rudolph Schindler with a deep respect for the land around it. You can see that straight away. The house follows the natural contours of the hillside, unfolding through layered volumes and terraces that step gently with the terrain. Walls of glass connect the interiors to the surrounding trees and sky, and I found myself standing near the windows just watching the light shift across the valley below.Inside, the design language feels bold but warm. Unconventional angles create interesting sight lines from one space to another, and the flow between rooms feels natural rather than forced. The butterfly roof draws clerestory light into the heart of the home, so even deeper areas feel bright during the day. Mahogany and Douglas fir walls and ceilings wrap the interiors in texture and warmth. Built in elements feel intentional and crafted, not added later. On the exterior, grape stake cladding helps the house blend into its wooded hillside setting. It does not shout for attention. It settles into the landscape quietly. Designated Los Angeles Historic Cultural Monument 860, the Kallis Sharlin Residence carries real architectural significance. From 2017 to 2022, the home underwent a careful restoration in collaboration with Barbara Bestor and Jeff Fink, ensuring that the integrity of Schindler’s vision was preserved while making the home comfortable for modern living.Living in Hollywood Hills means you are surrounded by nature yet close to the heart of the city. It is easy to imagine mornings with coffee overlooking the valley and evenings returning from dinner in Los Feliz or Sunset Boulevard. The setting feels private but never isolated. If you are looking for a truly historic home in Hollywood Hills CA that blends architecture, landscape and everyday living, The Kallis Residence is something special. Call us today to arrange a view or contact us for more information. The only way to know if this place is right for you is to come take a look. 4-bedroom villa for sale at The Khallis - Sharlin Residences in Hollywood Hills

Some places just seem to take a breath for you. That is how it felt when I first turned onto the drive at Seahorse Ranch in Meadow Oaks, Riverside County. The oaks out here actually slow you down and you start to notice the way the afternoons turn gold across the grass. Honestly you almost forget that Los Angeles is just an hour or so away because the air at this ranch estate is quieter and there is nothing rushed about it. This seven bedroom estate feels like its own corner of the world. I walked across more than eleven acres and it just kept opening up with each turn. The main house stands with a kind of English Tudor confidence. There is real stone built from the land itself and aged bricks that seem to have taken on the sun and rain for years. On my last visit, I caught myself smiling at the old weather vane spinning on the roof and thinking how details like that do not show up everywhere. The slate roof settles everything down when it rains and the chimneys give the whole house a sense of belonging. There is nothing showy, but you do feel the history right away, especially when you see how the gardens almost tuck themselves around the estate. Step through the double entry doors and there is this open feeling all at once. I could hear my own steps echo on the old wood floors which still show their character after decades of family. High ceilings in the living room draw your eyes up to exposed beams that make you want to linger. The fireplace in here is carved a little more carefully than most and more than once I have stood there just listening to it crackle. Sometimes it is the simple things. There is a bar tucked around the corner that manages to feel both impressive and absolutely ready for a low key evening with friends. The kitchen here really does feel lived in. Not just for looking at. I touched the stone island the first time and thought of big busy mornings here. You will notice a four burner stove, a pair of grills and not one but two SubZero refrigerators. If you ever cook for a crowd or have a holiday gathering that stretches into the afternoon, this is the sort of kitchen where everyone ends up sitting around with coffee. Sun spills into the breakfast nook and if you wake up early you can actually watch the lake mist roll away as you have your first cup. That is something not every California luxury estate offers. Bedrooms are spaced with intention. Two main suites actually. One on the ground floor with its own fireplace and another upstairs that almost feels hidden. You get the sense of everyone having their own spot to get away when they want. The bathrooms have earthy stone and solid tile work. There is a spa tub in one that keeps you soaking until you forget to check your phone. Stained glass catches the afternoon light just right and it moves across the walls in these slow shifting colors. When you walk outside you find yourself at the edge of a fishing lake. There is a porch where mornings just drift by and a boat dock for the weekends you want to just float. Kids can chase frogs and sometimes you hear little shouts from the playhouse. The pool is built into boulders with a waterfall you can actually sit under. There is an outdoor fireplace for evenings when you want to be outside but not cold. Plus there is just a feeling that the place welcomes you to slow down for a while. Paths wind past a little castle playhouse and a garden where, honestly, you might spot a rabbit or two. You will see the stables with a riding ring close by. I have seen deer in the evenings and sometimes you hear horse hooves before you see the riders. It just feels easy. Seahorse Ranch in Riverside County does not try to be loud about how special it is. It is the sort of California luxury ranch that tells its story little by little, with every walk and every evening. If you want to know how it feels for yourself, you really do have to come by and see it. Ask any question or just let us know when you want to walk through. At LuxuryProperty.com we believe taking your time is better than just finding a new place quickly. Sometimes the right home just feels right and you know it.

7 Bedroom Gorgeous Ranch Estate in Riverside Country At Murrieta, Los Angeles

Some homes just make you pause the second you step in. This fully upgraded four bedroom villa at 53 Sea Terrace in Newport Coast did that to me. Honestly I found myself just leaning by the front door for a minute, listening to nothing but the soft shuffle of palm leaves and that mellow California light you only get on the coast. Even pulling up the drive, it already feels tucked away and private. You get those tall palms just shielding things enough so the house kind of peeks from behind, making the walk up feel a bit like stepping out of the everyday and into your own peaceful corner of Newport Coast. Even neighbors wave but nobody's looking in. Right away you notice the double doors. They open up with this solid feel and there's light everywhere thanks to all that clever glass along the front. From the street you can't see straight in, but on the inside it is all sunny and calm. I'm always surprised how quiet it is here even though you're in Los Angeles County. The ceilings are higher than you'd think and it sort of makes you breathe deeper. The living room is open with these big windows pointing out to the front lawn but you still feel sheltered. I took a moment just watching late afternoon light shift over the floor, sort of hypnotic. That fireplace in the main lounge really sets a cozy mood and it's one of those spaces you can see yourself actually using instead of “just for company.” The layout is exactly the kind of practical where you don't have to think about it—dining space tucks in next to the living room so when people are around you still feel connected. The dining area fits an actual full table for when family or friends come by, not just a little cafe setup. There's a chandelier over the table — a little sparkle, nothing fussy. When you get into the kitchen, it genuinely feels like a place you'd want to cook real meals. The Carrera marble and cool quartz worktops have that sense of good quality and they kind of ground the room. They are just nice to touch. You've got true Viking appliances, the sort you honestly do not see everywhere, and a proper wetbar with a wine fridge tucked to the side. Entertaining would feel easy and low key but still special. If you head toward the back, a second living space has its own fireplace and a little nook where you could set up a home speaker or whatever you're into. I also spotted built-in cabinets and storage throughout, right where you'd reach for them. There's a bedroom on the main floor so you can set up for guests, older family, or even a teenager who wants some extra space. Next to that sits a laundry room that doesn't hide away awkwardly—it feels like part of the home. Everything feels new and well cared for from top to bottom. There's no sense of somebody else's tastes lingering anywhere. Going upstairs, I noticed that even the staircase got attention during the upgrade. Soft white wainscoting and darker details keep it sharp, but nothing showy. There's more built-in storage up here for the things that always come with a full house. One room is ready for a real home office with solid shelving and desks waiting for work or reading. Bedrooms have a real sense you could live here and keep growing. I really appreciated the Jack and Jill bathroom with enough space for busy mornings—no fighting over sinks. The main suite is pretty roomy but not echoey. I liked stepping out onto the private balcony looking back over the garden. The master bath actually feels like checking into your favorite hotel, with twin sinks, a beautiful walk-in shower and a proper soaking tub. That marble underfoot is cool and calming. Everywhere you walk there's proper wood floors, with glossy parquet in the office just to add some charm. Technology is here but it blends in, giving you Alexa and Nest system plus Ring for peace of mind. Outside you've got a simple green lawn with loads of space to imagine adding a pool if you want it. Parking is easy with the attached three car garage, which you'll appreciate in winter when the rain comes. It's a quiet spot—sometimes you see neighbors taking coffee onto their porch, or kids on bikes in the evening. This part of Newport Coast feels close to everything but still peaceful enough you could almost forget your phone for a while. The only way you really know if this four bedroom Newport Coast villa is the right fit for you is to see it for yourself. If you have questions or just want to walk through, reach out anytime. At LuxuryProperty.com we want you to feel completely at ease with every step of your move. Sometimes you just know when it feels right.

Fully Upgraded 4 Bedroom 53 Sea Terrace House in Newport Coast, California

Some places are just easy on the soul right away. This two bedroom villa in Newport Beach Los Angeles gives you that feeling before you even really know why. I remember pausing at the front and just looking up at the new staircase because the space honestly just makes you want to slow down. The way things open up as you walk inside is something you do not really expect. Upstairs the light pours in at every angle I just found myself wandering toward the windows without even thinking about it. The vibe here is simple it is relaxed and you get this quiet sense that you could let your shoulders drop at the end of every day. A full remodel has brought everything fresh and clean. Floor to ceiling windows are all over so even if it is one of those gray California days you still get tons of sun waking up every part of the living space. Oak hardwood is under your feet smooth and new plus those tall ceilings really play up the feeling of space so even with a couple of friends over you never feel cramped. Right there in the living room is a stone fireplace that actually feels like it would keep you warm on a real night. Sometimes I just stood by the terrace doors watching the sunset go pink over the Back Bay and it made me think you would probably do the same most evenings without meaning to. The kitchen feels like a proper kitchen for people who like to cook sometimes and order in other nights. That big kitchen island draws everyone in even if you are just laying out takeaway. Clean white counters tons of simple shaker cabinets everything sits where you want it. Bosch appliances work quietly in the background and when I tried the tap the water pressure was good not something you always see. The stove is ready for anything from midnight snacks to a full Sunday spread. And the wine cooler is a nice little touch that makes you want to keep a bottle on hand just because you can. It feels practical without overthinking it. You will probably end up using this space all the time. Step out back and it just gets better. There is a patio you will probably call your favorite spot. It is about four hundred square feet which sounds like a number but out here it means real space to breathe or sit down with a book. There is just enough green to give you that tucked away feeling and some mornings you might catch the neighbor walking their dog past. I could imagine a weekend barbecue here or just a slow afternoon with music in the background and not much else. You are connected to the outdoors just enough to feel free but still tucked into your own space. Both bedrooms sit down the same side of the villa which keeps things peaceful at night. They are both good size you will not worry about space or storage and morning sun finds its way in to start the day. The master suite has a bit of a wow when you walk in. Carrera tile makes the bathroom feel fresh and the shower is full size so you are not bumping into walls. The tub is just waiting for someone to forget about time for an hour. There is room for all your stuff with double sinks a little more spaced out so you and your partner can each claim your corner. Laundry gets its own room so no piles to step around which is such a simple win. Little things make a difference too like the wood floors that squeak just a bit and the crown molding that actually works with the style. Lighting is tucked in so nothing ever feels harsh. You pull into the garage and walk straight inside plus there is space for two cars but you might not need them much you are that close to Newport Bluffs and all the walking trails that just wind away from you. There is a real sense of established California community here. Six pools dotted around green everywhere you look and trails that call you out in the mornings. After dinner you see families and couples out biking or walking and it just has that feeling of settled comfort. Shops coffee spots and groceries are nearby so you are never far from whatever you need. In the end to know if this Newport Beach villa for sale is the right fit you just have to feel it for yourself. Let me know if you want to walk through together or just chat a bit more about the neighborhood and what it is like living here.
