Club Villas at Dubai Hills, Dubai Hills Estate
Sometimes it takes just a few minutes in a place before you know it has that certain something. This three bedroom villa in Club Villas at Dubai Hills Estate just gave me that sense right away. Maybe it was the way the light moves through the windows in the afternoon or the fact that you can step right out from your living room and nearly wander straight over to the golf course. It just feels like somewhere real life happens, not just a space to show off.
Inside, the living area pulls everything together. Open plan but still cosy. You look out over the green and you hear some laughter sometimes from the pool nearby but it's not noisy, just friendly. There is a good feeling of space here. The three bedrooms are each ensuite which makes mornings easy whether you have family staying over or friends here for the weekend. The built in wardrobes are a small touch, but they mean there is no weird gaps for furniture. A maid's room is tucked away and honestly it helps if you need a bit of extra storage or want someone to help day to day.
The kitchen here is one of those where you can imagine actually cooking something special. It is fully fitted and ready to go, with a stove that seems up for anything and a fridge that is bigger than what you usually find. Bright stone tops, not fussy, just clean and practical. Plus, because it is part of the living space, whoever is cooking still feels included in whatever is going on in the house.
Now, something I really liked. The private rooftop terrace. Up there, the sun starts to dip and you get the best golden light across the estate. It's just made for lazy weekend evenings when you have people over or just want a quiet moment by yourself. From up there, you see parts of the park and sometimes the sky looks bigger than usual. It reminded me of places you do not want to leave even after a long day.
You'll notice the community bits too. Direct access just down the walkway to the shared pool so if you ever want to cool off it is almost too easy. The gym is actually pretty decent. Basketball and tennis courts are a nice surprise and you genuinely see neighbours coming together in the evenings for a casual game. My favourite thing is probably how close you are to the clubhouse, which has Hillhouse Brasserie and The Duck Hook. These are the kind of places where you do not need to book ahead and you never feel rushed. Sometimes families just drift in after a long walk or a round of golf.
Speaking of golf, there are special resident memberships here which is a big plus if you play. Even if you do not, you still get to enjoy those huge green views and the calm that feels like living in a little bubble away from the rest of the city. But if you want to get back into town, you really do not have far to go. Dubai Marina and Downtown Dubai are both close. The main roads nearby sort of take the stress out of commuting which does not sound like a big thing until you have done it for a few weeks.
The area itself, Dubai Hills Estate, has quickly become one of those spots everyone talks about but nothing feels over the top. People are out biking or jogging most mornings. The coffee shop is usually busy but never crowded and you will probably run into someone you know sooner or later.
This villa is vacant now, so you do not have to wait for months to make it your own. The only way to know if it feels like home is to come walk through it. Bring your questions, bring your family or a friend if you want another opinion. At LuxuryProperty.com, we want you to just take your time and see if this is your next place. Reach out any day. Sometimes you find that one spot that just feels right. Maybe this is it.
